A report from Bloomberg on Canada. “Toronto’s condo market showed more signs of cooling in October. ‘Tight downtown condo markets that previously commanded expensive rents are now thick with supply,’ Robert Hogue, an economist with Royal Bank of Canada, wrote. ‘And the flow of immigrants that typically fuel demand for housing of all types has slowed to a trickle. In just months, the landscape of Canadian real estate has been shaken to its core.'”

From Blog TO. “With rents at record lows and supply only growing, it’s never been a better time to rent a condo in Toronto — but buying one, on the other hand, may not be the best investment for the exact same reasons. With thousands of former Airbnbs flooding the long-term rental market due to the health crisis paired with new, tighter restrictions on vacation rentals in the city, it’s not only rents for condominium units that have been dropping, but sale prices, too.”

“It seems that now, investors are scrambling to sell off the buyer’s rights to their condos before the deals close via what are called assignment sales, which are not a common practice in the industry and can either be a sign of a market that is so hot that you can actually make money on such a quick turnaround — or of the opposite: a complete lack of confidence in a precarious market.”

“Negative cash flow disaster for the investor who bought this condo for $922K in 2019 to only be able to rent for $2300. From Global News. “Jaimie Walker figured she couldn’t go wrong owning a condominium in the historic St. Lawrence Market district in downtown Toronto. Then the pandemic hit. ‘It sat there for three months and three people came in, which was shocking,’ she told Global News, referring to the low level of interest when she attempted to lease it.”

“Walker first rented the apartment from its previous owner, then bought it and planned, in turn, to rent it to someone else as a way to earn income. Under ordinary circumstances, the investment plan seemed sound. But now, with nearby office towers nearly empty — downtown workers had fled to suburbs, some moving in with their parents — suddenly rentals were available everywhere.”

“Almost overnight, owning a downtown Toronto condo as an investment plan no longer seemed viable. Neither did the idea of selling the unit, as a flood of other condo investors in a similar situation had tried. ‘It was getting to the point where I’m not going to get what it’s worth pre-COVID,’ Walker said.”

“In no time, a seller’s market for condos had shifted dramatically. ‘It’s totally a buyer’s market,’ said Ari Armani, a real estate broker with Royal Lepage Signature Realty. ‘COVID-19 had a huge effect on downtown Toronto’s prices.'”

“With fewer people needing to work downtown, reduced numbers of foreign students needing accommodation, and almost no new immigration or foreign tourism to fuel short-term rentals, a housing glut had appeared in an area of Toronto with historically high demand.”

“‘All of these factors make the downtown market a vulnerable one,’ said Janet Yao, who owns a Toronto condo apartment as an investment, as do her parents. Both units are up for sale. ‘It’s challenging,’ Yao told Global News, explaining that there is almost no buyer interest in the properties at the moment.”

“So what does this mean for investors who bought condominium apartments thinking they were a safe bet? In the near term, Tom Storey, a sales representative with Royal LePage Signature Realty, cautions investors not to expect the returns they had counted on. ‘I think expectations have to change,’ Storey said, adding that for investors trying to fill their condo apartments, units are still leasing but owners have to adjust their price demands.”

“Jaimie Walker, the woman who initially ran into problems finding a tenant, and then saw the sales market collapse, got lucky. Her boyfriend, a real estate agent, located a buyer for her unit and didn’t even list it on the market. The deal was signed in August and closed in October. Afterward, she saw more desirable units in her building on the market for $100,000 less than the price she accepted. Others, needing to sell, aren’t so fortunate. ‘I do feel for anyone who bought with the intention of it being an investment property,’ she said.”

The Globe and Mail. “Sarah Laird knows some sellers are unloading their condo units in Toronto’s uncertain market, but the owner of a unit on the city’s waterfront doesn’t intend to get sucked into the panic. Still, Ms. Laird is clear-eyed about the challenges the condo segment is facing right now: Like many owners, she is trying to figure out the best strategy for selling in a market with surging inventory and hesitant buyers.”

“Ms. Laird has twice reduced the asking price on her one-plus-one-bedroom unit at Pier 27 since listing the unit on Sept. 30. Her current asking price is $699,000, after starting at $788,800, then reducing to $749,800 two weeks later. In August, two comparable units in the building at 39 Queen’s Quay E., sold for $810,000 and $820,000 respectively. ‘Six weeks and the market changed drastically,’ she says.”

“Ms. Laird and her partner work in the technology sector in the city’s core. The couple had planned to look for a house together in the spring – then the coronavirus pandemic brought the real estate market to a standstill and they put their plans to purchase on hold. When the market picked up again, they listed her partner’s condo at King and Church streets in July. His unit lacked parking and outdoor space, but within two weeks it had sold. ‘That gave us a bit of false confidence,’ Ms. Laird says.”

“When it came time to sell, she had the unit staged and polished, and hung artwork by a local artist. Despite the effort, the unit had about six showings in a month, she says. Real estate agent Manu Singh says his feed is laden with suspensions, terminations and price reductions. ‘I’m just seeing a ton,’ says the agent with Right at Home Realty Inc., in Toronto.”

“In the past two months, Mr. Singh says, the market has been changing weekly as many investors decide to sell. He has been aggressively shifting strategies to keep up. At 650 Queen’s Quay W., he listed Penthouse 18 for sale in September with an asking price of $599,000. He used the common tactic of drawing attention with a low asking price, then holding off offers for seven days. At 39 Sherbourne St., he tried a similar marketing plan for unit 702, with an asking price of $499,000.”

“In both cases, bids landed on offer night, but they were lowballs that the sellers did not accept. ‘We saw the market shifting beneath our feet,’ he says. ‘My investors were caught.'”

“Mr. Singh relisted the Queen’s Quay penthouse for $649,000 and sold it for $625,000 after 25 days on market. The Sherbourne Street unit was relisted for $528,000 and sold for $515,000 after 32 days. Mr. Singh is watching to see if condo listings in downtown Toronto continue to rise at a time of year when they would typically begin to decrease. ‘That would signal to me that investors are starting to freak out.'”

“He expects year-over-year price growth – which was still at a healthy 7.7 per cent for condos in the 416 area code in September – to decrease and possibly flatten. If supply remains high and demand weak, prices will likely fall, he says. ‘This is the calm before the storm,’ he says. ‘It’s a lagging indicator. It takes a few months for prices to adjust.'”

“As for Ms. Laird, she says most of the people who have viewed her waterfront condo appear to be investors looking to take advantage of desperate sellers, but she doesn’t feel that pressure. The couple has not yet purchased a house and they will take the unit off the market rather than cave to lowball bids, she says. She notes the unit is already priced well below what similar units traded for in August.”

“She figures the flight to the suburbs is temporary and that many people – especially young professionals – will still want to live close to downtown. She and her partner would too if they weren’t planning to start a family. ‘The plan right now is not to take any sort of predatory offer that would just be taking advantage,’ Ms. Laird says. ‘We kind of do believe that things will start to return.'”

    1. Isn’t Canada a non-recourse country? Meaning you can’t just walk away from your debts – the lenders and collection agencies can haunt you to an early grave.

      1. Aren’t most countries like that? I recall reading stories after the previous crash about Europeans being hounded for mortgage debts after foreclosures.

        1. It is. “Recourse” refers to what the bank can do, not what the FB can do. In a recourse state or country, it’s the bank that has recourse to pursue debts beyond the initial collateral.

    Prime Minister Justin Trudeau is looking to attract 401,000 new permanent residents next year, part of an ambitious plan to spur Canada’s economic recovery by bringing in workers.

        Bernie Sanders predicted what would happen on election night last week, in conversation with Jimmy Fallon.

        The talk show host asked the Senator what the world can expect in terms of when the final results might come in, taking into account the United States’ complex voting system.

        He went on to predict that Trump would make an early attempt at claiming victory – with his prediction ringing true this morning, when Trump confirmed he would seek Supreme Court action to prevent the further counting of votes.

        “Although the election is November 3rd, and it’s been said that we won’t know the results until days later, when do you think we’ll know the results?” Fallon asked Sanders.

        The politician went on to explain why it might take time for the votes to be properly counted. “For reasons which I don’t have the time to get into tonight, you’re going to have a situation, I suspect, in states like Pennsylvania, Michigan, Wisconsin, other states, where they are going to be receiving huge amounts of mail-in ballots.”

        He continued: “And unlike states like Florida or Vermont, they’re not able for bad reasons to begin processing those ballots until Election Day or maybe when the polls close. That means you’re going to have states dealing with perhaps millions of mail-in ballots.

        “Here is my worry. What polls show, and what studies have shown, is that, for whatever reason, Democrats are more likely to use mail-in ballots. Republicans are more likely to walk into polling booths on Election Day. It is likely that the first votes that will be counted will be those people who came in on Election Day, which will be Republican.”

        Bernie Sanders continued: “And here is the fear – and I hope everybody hears it – it could well be, you know, I don’t know what’s going to happen, nobody does. But it could well be that, at 10 o’clock on election night, Trump is winning in Michigan, he’s winning in Pennsylvania, he’s winning in Wisconsin, and he gets on the television and he says ‘Thank you Americans for re-electing me. It’s all over, have a good day.’

So this year, when they called VA with no vote reported, I thought to myself: “They know about those blue counties. VA is Dem, okay move on.”

          Those devious news stations almost had me fooled.

          But this year, Trump was pretty evenly ahead the entire night, even as the vote count reached 95%, after all the blue counties had reported. Instead of pointing this out, the news said NOTHING about this. No stories on the NYT; nothing on the news channels. You’re going to tell me that Chuck Todd, who lives and breathes election results, forgot to mention Virginia? Or that Fox News, that wingnut bogeyman that the liberals like to beat us over the head with every damn day, would not notice that Trump was still ahead in VA? No effing way. Somebody told them all to keep quiet, and concentrate on Georgia and paths for Biden in Arizona and Nevada.

          Then somebody “found” 250,000 Biden votes in VA. I was looking right at the AP website when that green arrow showed up next to “Biden” and those votes changed from Trump up 50,000 to Biden up 200,000. And I was watching a prepper YouTube livestream when they “found” more votes in VA. Even the preppers said — “OK here we go, here comes the fix.” Nobody is being fooled here.

          Even if Biden somehow takes office, know that this country will never trust the media or mail-in votes for a generation. Not everyone is incapacitated by TDS. My guess at least half of the Biden voters were nose-holders and are still clear-headed enough to see that this is all SUS AF.

        On election night, President Trump was ahead in Michigan but his lead was wiped out after huge numbers of late mail in ballots went for Biden.

        In addition to numerous other claims of vote fraud, attention is now focused on why people are almost certainly dead had ballots filed in their name.

        Another person named June Aiken voted in Jackson County, Michigan. She was born in 1900, making her 120 years old.

        Another woman named Donna Brydges, born in 1901, also apparently voted via absentee ballot in Mason County, Michigan.

        “Someone in law enforcement needs to visit these addresses and find out wth is going on,” commented California Committeewoman Harmeet K. Dhillon.

        The Trump campaign has already filed lawsuits in several states but the media is set to declare Joe Biden the winner anyway.

    1. Another point is that guys like Michael Savage are being taken off the radio in spite of a huge following. Who is on the list next to be taken out in spite of how popular they are, is Tucker Carlson on their hit list. They are already erasing tweets and posts.
      A total control of the narrative is evident, as well as a one party control of the Gov. , being the wacko Dems.
      Also if Biden really won, you wouldn’t of got Republicans picking up seats in the house and the Senate held.

      So, I think Trump needs help from the people that voted for him to rebel against being robbed by crooked creeps.

      1. I guess one thing would be to look at the “found” ballots and see if there are marks for all the down-ticket races. If the ballots are filled in for Biden and nothing else, that alone is going to be an issue.

          Even if they did, they are not going to find anything examining the ballots. How hard is to check dems for all options? Most people vote that anyway.

            I’m still not seeing anything about Virginia. Clinton did win by 5% in 2016, so my guess is that Biden probably won VA too, but by a much lower margin. Perhaps the Trump campaign had some internal numbers showing that.

            Anyway, I would gladly shut up about a Biden win in exchange for getting rid of the censorship, fake news, and cancel culture. In the end, those are far more dangerous than four years of Biden/Harris.

        After hearing a local CBS TV News reporter say when President Trump is done with his temper tantrum (speaking of the recount) Biden will be president I called, gave the woman who answered the phone a few facts like the ones being discussed here about election night, suggested a little research would turn these thigs up with very little effort and told her the local news had joined the MSM in losing all credibility. She tried to counter with if you watch our news regularly then you know we show both sides at which point I politely cut her off, explained the video below (which she remembered her station doing but didn’t know about the video below) politely told her the only thing I would believe from them was the weather and local crime stories, politely wished her a good day and hung up after she told me she would pass on my views to the station manager.

            Of course. On Tuesday evening, Biden had no prayer in the world. He was hugely behind in Wisconsin, Michigan, PA, Virginia, Georgia and NC. Then nightfall came and that all changed. Millions of votes poured in in all of these states, miraculously for Joe The Sniffer, not DJT. He closed all of the gaps. ALL OF THEM.

            He went from 300k behind in MI to a slam dunk win. Ditto for WI. He ran away with VA and located hundreds of thousands of mysterious ballots in Georgia to bring himself within a whisper of DJT. And then there’s PA – he was behind almost a million, and now that gap has shrunken to 75,000 with another 11% of the ballots still to count. Need we even mention who the lions’ share of those will undoubtedly be counted for?

            Everything has completely reversed course and come up roses for Biden. Every single scenario he needed to happen came to fruition, with every single bad scenario for DJT doing the same. It’s like a miracle. Really. It’s kind of like that notorious round of golf that Kim Jong Il played, where he had 5 holes in one. And everybody of course knows that was legit…

    Also I’m sure you heard about the suppression of poll watchers on counting using Covid 19 as the excuse.

    On election night in Portland (3 Nov., 2020), hundreds of BLM-antifa protesters shut down the streets of a residential area of southeast Portland, Ore. They confronted people at their homes. In one instance, they stopped outside the home of a couple with a “Biden Harris” sign, accusing them of white supremacy. They then rob another man of his phone for recording them.
