A Nice Word For Busts

A report from the Wilsonville Spokesman in Oregon. “The market already has tapered a bit from its absolute highs a few months ago. ‘We’re seeing more price reduction come across the MLS (multiple listing service) than we’ve seen in over a year’ said Broker Dwight Schwab. ‘That doesn’t mean prices are falling as it does that people need to more accurately price.’ Representatives have seen an unusually high number of Portlanders flock to cities like Lake Oswego, West Linn and Wilsonville.”

“Darren Piper, a real estate broker, noted a seminal moment in the planned Villebois community in Wilsonville: the sale of the first $1 million home. Some homes are spacious, and the inflated market and competitive bidding brought prices to their zenith. Piper said identical homes that five years ago sold for around $250,000 are selling for over $500,000 now.”

“‘I’m done with Oregon.’ I’ve heard that quote so many times,’ Schwab said. Schwab has heard that many Californians are similarly fed up with issues in their own state and are especially motivated to leave. ‘The last few I’ve had, (it was a) ‘We couldn’t take it anymore’ kind of motivated,’ he said.”

The Redmond Spokesman in Washington. “The median sales price of a single-family home in Bend and Redmond may have stabilized in August, while inventory increased. In Bend, the median single-family home price dropped $15,000 to $635,000, according to the report. The median sales price for a single-family home peaked in Bend in April at $651,000, according to the report.”

The San Francisco Business Times in California. “More homes are starting to hit the market in San Francisco. As of Friday, there were 920 active units listed on the MLS for San Francisco, with 201 listed in the ‘coming soon’ feature. By Monday, that number had grown to 1,113 active San Francisco listings with 165 listed as coming soon.”

“Keller Williams agent Jennifer Rosdail told me she’s seen 434 new residential listings in the last seven days in San Francisco compared to 70 the week prior that and 71 the week before that. While some buyers are returning to the city now to hunt real estate, she predicted that the smaller downtown condos — previously useful for someone working full time from an office — are still going to take more time to fully recover, especially in light of several companies deciding to further delay their return-to-office plans. ‘I haven’t see those pied-à-terres become valuable again,’ she said.”

From Mansion Global. “A nearly 13,000-square-foot oceanfront estate in southern California recently sold for just under $33.9 million, about 38% lower than its original asking price. The San Clemente home, was first listed in 2016 for $55 million, according to listing records.”

The New York Post. “A fancy Upper East Side townhouse has entered contract. The home, at 34 E. 62nd St., was last asking $19.75 million — down from its original $32.5 million asking price in 2017.”

From Florida Weekly. “Will BOOM go BUST? One could have heard a proverbial pin drop as the crowd awaited an answer at the Caloosa Sound Convention Center overlooking a Caloosahatchee River sunset, flanked by a bustling downtown Fort Myers. Make no mistake, the experts say, booms come with ‘corrections,’ sometimes a nice word for ‘busts.’ Everybody else knew that, too. We have the makings for cautious, careful optimism, suggested Denny Grimes, who grew up in Fort Myers and has worked in residential real estate for 35 years in the region. ‘The panic (buying) frenzy is over,’ Mr. Grimes noted. ‘The market is slowing. Which is good.'”

“‘Now, things are good — and things are challenging because our labor and supply is so limited. We have ourselves in a situation where we may be hitting the price wall for new housing, because prices have risen so rapidly,’ said Randy Thibaut. Asked for advice for home buyers and home sellers, he replied with characteristic candor: ‘Advice for the buyer? The best time to buy was a year ago. Advice for the seller? You should have started a year ago, and if you still want to, now is the time.'”

The Globe and Mail in Canada. “In Oakville, Ont., the second Monday in September was surprisingly quiet, says broker Adrienne Lake of Sotheby’s International Realty Canada. ‘The sales that I was expecting to see in September have not been as exuberant as I thought,’ she says. Ms. Lake adds that some sellers who have homes languishing on the market at $3-million and up are holding out for prices that the market will not bear.”

“Buyers do submit offers, she says, but some intractable sellers spurn them all. ‘The offers are all very similar so that indicates they’re a little bit pie-in-the-sky,’ she says of the sellers’ ambitions.”

From Vice on China. “A group of high-rise buildings have been sitting unfinished in a Chinese city for seven years. And it took 45 seconds to tear them down. Stunning footage from the demolition last month showed 14 buildings in the southwestern city of Kunming collapse in controlled demolition. The blast failed to destroy a 15th high-rise, which was torn down three days later, local media reported.”

“These partially-built buildings were a side effect of China’s aggressive urban development model that created what critics called ‘ghost cities’ in parts of the country. Local governments had sold land and embarked on massive infrastructure projects to boost economic growth, while developers often took on heavy debt to bet on ever-rising housing prices. Some of the vacant neighborhoods filled up later on, but in some cases, the newly-built, dazzling urban spaces struggled to find occupants or even funding to finish construction projects.”

“Buyers of unfinished projects have staged protests after seeing their life’s savings going up in smoke. Members of the Chinese middle class ofte take on heavy debts themselves to buy these apartments, believing the real estate market to be the safest investment. Some buyers were forced to move into these unfinished buildings, as they continued to pay mortgages, according to Chinese media reports.”

“At another unfinished residential complex in Kunming, with a Chinese name that stands for ‘town of another way of happiness,’ some homeowners had been living without water and electricity. They used solar power and candles, and one man climbed the stairs to his 18th-floor apartment every day.”

The Epoch Times. “Shares of Macau casino operators on Wednesday shed as much as a third of their value, losing about $18 billion, as the government kicked off a regulatory overhaul that could see its officials supervising companies in the world’s largest gambling hub. With Macau’s lucrative casino licences up for rebidding next year, the plan spooked a Hong Kong market already deep in the red after Beijing’s regulatory crackdown on sectors from technology to education and property that sliced hundreds of billions of dollars off asset values.”

“Wynn Macau led the plunge, falling as much as 34 percent to a record low, followed by a 28 percent tumble for Sands China. Peers MGM China, Galaxy Entertainment, SJM, and Melco Entertainment all fell heavily, taking the drop to HK$143 billion ($18 billion). U.S. casino companies also fell for the second straight day, losing as much as $4 billion in market capitalization on Wednesday, with Las Vegas Sands Corp slumping to more than a year low, Wynn Resorts Ltd and MGM Resorts International, dropping 8 percent and 5 percent, respectively.”

“‘Margins will be crushed at the gambling capital of the world and that will drag down all the big casinos,’ said Edward Moya, senior market analyst at OANDA in New York.”

  1. ‘identical homes that five years ago sold for around $250,000 are selling for over $500,000 now’

I still find it odd that these economists and other fools can’t see this is bat sh$t crazy. “Oh, Austin is up 50% in a year!” Right, and half of them are cutting prices. Prices should never, ever ‘soar” or any of the other UHS crap we have to wade through every day.

If it goes up 50%, it can fall that much just as fast. And who in their right mind would make 3% loans on such a market?

        1. “And who in their right mind would make 3% loans on such a market?”

          1. People who use money that belongs to somebody else.

          2. People who literally loan money into existence. Presto! There it is! A miracle!

          3. People who collect hefty fees for doing so. If things go bad the loaned-into-existence money vaporizes while the hefty fees are retained.

    1. If it goes up 50%, it can fall that much just as fast. And who in their right mind would make 3% loans on such a market?

We’re in the era of Bubblenomics. The PTB are figuring out how to manipulate markets. Look at Bitcoin – it seems to me a few whale buyers keep that market high.

With housing, you have the biggest whale buyer of them all, the American central bank. It owns trillions in MBS – mortgages. It obtained them by printing dollars – seizing national wealth – and firehosing it into the housing market. Also it pushes down interest rates, again with the printer. Why a rational person would think a national policy of jacking up shelter prices and pushing debt is good for the society is open to debate. “We’re impoverishing you so you won’t be impoverished.” The answer I’m sure is prosaic – follow the money which will lead to the answer.

The stock market bubblenomics is probably the same way. There are papers which find that high stock prices coincide with better economic indicators. No post hoc fallacies here I’m sure. The BOJ buys ETFs. The Fed is one removed – it buys debt, the proceeds of which finds its way into stocks.

I’ve always said bubbles are an excellent way for insiders to extract wealth from outsiders. And of course, if there’s ever a risk to the profitability of insiders, well, there’s the trusty tool, the central bank, to print up some cash and bail them out. All of course for our own good. Trickle down is like a golden rain on the society.

      1. Remember…. as a noted economist stated so eloquently, Nothing accelerates the economy and creates jobs like falling prices to dramatically lower and more affordable levels. Nothing.”

        He’s right.

I prefer the term “golden shower” as in piss all over society and convince the members that it is raining.

        😁

      3. The answer I’m sure is prosaic – follow the money which will lead to the answer.

It’s the same old answer – the wealthy are the ones who control the policy, and who control the majority assets, and so the policies are constructed to boost the prices of assets into perpetuity, leading to profound riches for a select few at the expense of the masses. Until we start chopping heads in public, nothing will change. A massive, swinging axe to the head of Jerome Powell during the daylight hours, captured on countless cell phones and posted on social media, would be a good start.

Remember when Dan told us this is just how Chinese build cities. We had a little debate and I couldn’t find any history to suggest it would take and said at the time they’ll rot in the sun. They did and now they are blowing em up.

    Eat yer crowz Dan.

  10. Virginia Tech instructor apologizes for ‘injustice’ of being white and straight

Luke Gentile, Washington Examiner Sep 14, 2021

A Virginia Tech instructor’s syllabus for fall students included her apologies for the “injustice” of being white, heterosexual, and middle class.

“I am a Caucasian cisgender female and first-generation college student from Appalachia who is of Scottish, British, and Norwegian heritage,” the “WHO I AM” section of Crystal Duncan Lane’s released Human Development 1134 syllabus read. “I am married to a cisgender male, and we are middle class. While I did not ‘ask’ for the many privileges in my life: I have benefitted from them and will continue to benefit from them whether I like it or not.”

Lane, a human development and family science instructor, said she recognizes the unfair privileges of her having white skin, the documents said.

“This is injustice. I am and will continue to work on a daily basis to be antiracist and confront the innate racism within myself that is the reality and history of white people,” she wrote in the syllabus, according to Campus Reform.

Lane ended her apology by suggesting Caucasian students “join her” on a path to confront implicit racial biases.

“I want to be better: Every day. I will transform: Every day. This work terrifies me: Every day,” she said. “I invite my white students to join me on this journey. And to my students of color: I apologize for the inexcusable horrors within our shared history,” the documents said.

    1. “cisgender”

Is that a man, woman, or some other gender? And what are the pronouns? I may need to attend a Democratic reeducation camp to figure this out.

      1. Cisgender: person whose gender identity corresponds with the sex the person had or was identified as having at birth; not transgender

      2. My lib friends are very picky about this. If you don’t use the correct pronouns, you’ve committed a hate crime. If you try to ask “what are your pronouns” to avoid committing a hate crime, you have to ask in exactly the right way, or else you’ve committed a transphobic microaggression because you weren’t being inclusive enough, or something.

It wasn’t the usual (although also pretty cool) red/orange fire with a white tail visible for about 45 seconds before turning into a pin of light that disappears as it leaves the earth. This went from the red/orange fire to turning and moving what looked to be horizontally across the night sky as it exploded into a big white wake with what looked like molten lava dripping off. That lasted for what seemed like well over another minute and made it the coolest launch I have ever seen.

In the famous Elizabeth Duke Fed minutes quote, where she talks about the old man buying love and putting a floor under house prices, she also says borrowers and sellers are hair-trigger sensitive to interest rates.

As interest rates go down, house prices go up. What ammunition does the government have left to boost house prices? We can say population always goes up, but then Japan has engineered an increase in house prices in the face of a real declining population, thanks to monetary conditions I’d think.

China – what they do next will be quite interesting. Lots of leverage there, lots of money flowing out of the country. The Evergrande response will be another factor.

  17. I got this email:

‘In a recent housing affordability survey, 84% of respondents believe that renting is more affordable than owning a home. The biggest barrier is the down payment.’

‘The good news is that there are government-backed mortgage programs that allow a renter to purchase a home with $0 down.’

‘You can help spread the word.’

I looked up the email address and it came back with these guys:

    https://www.fedhomeloan.org/

‘FedHome Loan Centers is an FHA broker comprised of a privately held network of government loan specialists, counselors, Realtors® and mortgage professionals dedicated to empowering customers with sustainable home ownership.’

    Sound lending!

    1. “The good news is that there are government-backed mortgage programs that allow a renter to purchase a home with $0 down.”

My favorite stories were those immigrant buyers from 2004-05 who bought with zero down, immediately took out a 125% HELOC and returned home with their 25% cash out!

  18. ‘A leaked Zoom conference reveals a doctor questioning how to increase the count of COVID-19 patient numbers on the hospital’s dashboard report.’

‘The media outlet National File said it obtained the recording from an “internal source” at the Novant Health System that includes New Hanover Regional Medical Center in Wilmington, North Carolina.’

‘National File posted the video on its Twitter feed on Sept. 10.
National File and other local media outlets that reported on the leak identified the people in the video as Mary Kathryn Rudyk, a physician at the medical center, who is asking Carolyn Fisher, the hospital’s director of marketing, how to inflate the number of people classified as COVID-19 patients for the purpose of generating fear in the unvaccinated.’

“I think we have to be more blunt, we have to be more forceful—we have to say something coming out—if you don’t get vaccinated, you know you are going to die,” Rudyk said in the video. “Let’s just be really blunt to these people.”

‘The video begins with Fisher explaining how her department is communicating “meaningful numbers”—the percentage of the unvaccinated, vaccinated, and percentage of deaths in the Intensive Care Unit (ICU)—to the public.’

‘Rudyk then asked how post-COVID cases can be included in the number of people hospitalized for COVID-19.’

“My feeling at this point in time is that maybe we need to be completely a little bit more scary for the public,” Rudyk said. “There are many people still hospitalized that we’re considering post-COVID, but we are not counting in those numbers, so how do we include those post-COVID people in the numbers of patients we have in the hospital?”

‘Fisher asked if she meant every patient who has been in the hospital “since the beginning of COVID?”

‘Rudyk answered, “Well, that are still in, and that’s something I can take to someone else, but I think those are important numbers: the patients that are still in the hospital, that are off the COVID floor, but still are occupying the hospital for a variety of reasons.”

‘Also on the Zoom conference call was Shelbourn Stevens, president of New Hanover Regional Medical Center, who said those patients are classified as “recovered.” “But I do think, from our standpoint, we would still consider them a COVID patient because they’re still healing,” Stevens said.’

‘Rudyk said she thinks those patients need to be “highlighted as well, because once they’re off isolation, they drop from the COVID numbers,” prompting Stevens to say that they can later talk offline about “how we can run that up to marketing.”

    1. The sad thing is that most people are completely unaware of this scandal, as the MSM quickly consigned it to the memory hole.

Now bare your arm and get jabbed! Populations won’t reduce by themselves, you know.

  19. This is was the U.S. edition of The Guardian website is leading with now”

“the rightwing media went further, casually tossing around terms such as “authoritarian”, “fascist”, “totalitarian” and “tyrannical” to characterize the US president’s mandate that all employers with more than 100 workers require their employees to be vaccinated or test for the virus weekly.”

Joe Biden was never elected president of the United States. The 2020 election was stolen.

    1. It’s bad enough that CNN blasts in every public gym, airport and car wash waiting area but why do conservatives financially support liberal trash by going to their websites?

        1. Now that I think of it, I don’t recall seeing it anywhere when I last traveled. Not sure if I tuned it out, or if it just wasn’t there. What I do remember was everyone staring at their phones while waiting to board their jet.

    1. I was driving in rural Maryland and saw one house with a “Thank you Trump” flag and FJB flag too. I’ve seen houses where the 2020 Trump flags are still up. Lots of American flags and thin blue line flags too. Meanwhile, my lib-nabe is full of original We Believe signs.

  20. patients that are still in the hospital, that are off the COVID floor, but still are occupying the hospital for a variety of reasons.

I wonder what this scenario would look like. Had COVID, got over it and tested negative, but was still suffering from post-COVID weakness or something? Honestly I would still count them as a COVID patient in the hospital.

    1. Quick, get your jab! If you don’t, there won’t be anyone to treat you when you get the coof (and you will get it), and when you get the coof you will die!

  21. Big trouble ahead? We’ve heard about new lines of credit drying up, now banks are tightening transactions. Received an email from B of A that stated transfers between brokerage account and checking will be limited from October 15th to no more than 100k per day. $250k per week. So if you need a huge chunk of cash in a hurry, for some reason. Good luck!

My personal market and charting tutor and mentor was Mr. Gold himself, James Sinclair, from decades ago.
Of course my uncle the bond salesman at JP Morgan — way back in the day — helped a little too.

    1. From the Guardian piece I posted above:

“After what we saw in this country on January 6, ‘civil disobedience’ is code word for violence and acts of terror when it comes to the Republican party. So many in this party are trying to whitewash the events of January 6, have referred to those behind it as ‘patriots’ and have gone so far as to suggest that those who have been incarcerated for their crimes should be released.

“The only conclusion that one can draw from their ongoing rallying cries for what they call ‘civil disobedience’ is that it is a call for more violence, more mayhem, more destruction, and solidifies the reality that the Republican party is a domestic terrorist organisation.”

Correction: the Democrat Party is not only a domestic terrorist organisation, but they are, in fact, the agents of genocide.

Another tape after that one they were talking about getting a high cure rate of Covid in Latin America by Doctors using Chlorine Dioxide.
Normally use as a water disinfectant, and a bleach for wood pulp.
Have no idea what they scale the amount down to treat a human . So, who knows ,but the Scientist in the tape said the cure rate from Covid was extremely high using this disinfectant. No doubt it needs to be percribed by a Doctor in the right amount, not something one should play with.

“Their investments were judged by in-house ethics officers to have complied with Fed ethics rules. Kaplan, a former vice-chair of Goldman Sachs, has been an active trader since taking over the Dallas Fed in 2015, with multiple, million-dollar transactions in individual stocks each year, according to finiancial disclosures dating to 2016.

It is not unusual for Fed officials to hold extensive portfolios. Powell, a private equity lawyer with a stint at the Washington-based Carlyle Group, has net worth in excess of $17 million and perhaps much higher, according to his latest ethics filings”

Silver is lower today than it was 10 years ago.

    1. Those $12.50 ASE premiums have dropped to $6. All of the suckers who got gouged by the coin shop are SOL. Try selling it back now – they’re not even paying spot. Congratulations, you just lost 30% in a few months.

  24. I don’t listen to Nicki Minaj’s music and didn’t even really know who she was until this week, but the fact that she is speaking out against vaccine mandates and has over A HUNDRED MILLION followers across different social media platforms means she can not and will not be ignored.

Note how Real Journalists and the Democrat Party treat any black person who dares to escape from the plantation. “Uncle Tom” and “Oreo Cookie” are typical insults, which confirms what all of us on the HBB already knew:

There is nothing more racist than a white liberal / progressive when forced to respond to a black / brown / any non-white person who rejects their totalitarian ideology.

The Democrat Party is the party of ideological racism. If you were born with a darker skin tone, and you reject the Democrat Party, they will CRUCIFY you.

    2. I asked my pharmacist today if I brought her a prescription for Ivermectin, if she would fill it. She said yes.

Guess what I’m going to do.
