Buy now or wait? Surprising Answer From A Real Estate Agent. Toronto, Halton, Peel, York and Durham

Jun 21, 2022 Giving a very broad overview of the market. There are some markets still very busy and each city has pockets of neighbourhoods that are always in high demand. However, this is just a very basic overview of what’s happening in the real estate market right now. Is the real estate market crashing? Crash of 2022? Or is it just cooling down a little?

    1. “…balanced market…fast and furious!”

One of these things is not like the other.

  2. SEANA SMITH: Well, here is my stock to watch for tomorrow. And that is KB Home. Now the home builder is reporting earnings after the close amid recent signs of weakness in the housing market. It follows results from Lennar this morning, who reported better than expected second quarter earnings. But it warned that inflation and rising mortgage rates have buyers rethinking their purchases. Now Lennar maintained its outlook for home deliveries, but the company said that any forecast would amount to, quote, “guessing.”

Homebuilder stocks took a hit last week after two real estate firms, Redfin and Compass, announced job cuts. And Dave, we’re really starting to see this area of the economy begin to soften a bit. We also got that existing housing sales number out this morning, pulling back here for just about the fourth month in a row.

DAVE BRIGGS: Yeah, down 3.4%, which is the lowest level in two years, really since the pandemic really impacted the housing market. But it’s really just a tough spot for buyers because, yes, you’re seeing some softening, to use your word, but the prices are going to remain high because the inventory is just so low.

    1. The Wall Street darling national home builder stocks heading into the toilet was a harbinger of the 2007-2009 housing bust.

  3. Chicago’s housing boom is over
    Crain’s Chicago Business|18 hours ago
For the first time since the pandemic-era housing boom began, Chicago-area home sales in May dropped below the level of pre-COVID years, a clear signal that the boom is gone. There were 11,641 homes sold in the nine-county metropolitan area in May

  4. A New Study Finds More Than Half Of Frisco Homes Are Not Lived In By Full-Time Residents

‘Frisco has known it’s in the middle of a housing crisis, but until a recent housing report it did not know just how dire a crisis it was. The report from the town found around 20% of homes in town are licensed for short-term housing, where as 45% of homes in the town limits are considered vacant second homes.’

    https://denver.cbslocal.com/video/6255784-a-new-study-finds-more-than-half-of-frisco-homes-are-not-lived-in-by-full-time-residents/

    1. The CCP Flu Plandemic caused alot of this. All those equity locusts pretending to work from home, because CCP Flu.

Frisco has a Black Lives Matter mural on Main Street now, because 99.9999% white Frisco gonna virtue signal. Too bad about having to wait 45 minutes to get a latte, because there’s nowhere for the non-equity locust workers to live.

      “They’re not sending their best”

      1. Which is worse, pretending to work from home, or pretending to work in the office?

        1. We have already confirmed that at most, 10% of “work from home” remote workers can perform as effectively from home as in the office.

The other 90% are all unmotivated slackers, and the coming white collar recession will be a real wake up call when they all get laid off and the only new job they can find is on site at the Amazon warehouse or delivering Uber Eats.

          “They’re not sending their best”

          1. May I inquire, who’s “we” and how did you confirm this? And have there ever been any unmotivated slackers in the office?

  5. The Hill — How many endorse political violence? (6/22/2022):

“Recent experiments also demonstrate that, while Americans exaggerate the inclination of their partisan opponents to endorse political violence, correcting those misimpressions reduces popular support for violence.

So, the debate over the number may have real consequences for the future course of political violence.”

    https://thehill.com/opinion/3531987-mellman-how-many-endorse-political-violence/

    It’s all lies.

The Associated Press (globalist scum media) has a piece predicting that once the Roe decision is overturned, that pro-life and anti-abortion supporters will launch a campaign of violence.

Saul Alinsky: always accuse your opponent of doing exactly what you are doing.

The violent left (redundant, I know) will be back out burning and looting and robbing and raping with zero consequences, just like they did when Fentanyl Floyd died.

    “They’re not sending their best”

    1. More:

“A White House assistant press secretary finally condemned the violence of the pro-abortion group “Jane’s Revenge” this week, but voters need to see President Joe Biden himself make a stronger condemnation of the group, and, more importantly, the Department of Justice needs to start arresting and prosecuting them and their allies before people are killed.”

People are killed? Like in Seattle 2020? When the real insurrection happened? The one with the seizure of territory? And the proclamation of an autonomous zone?

“In a statement posted this week, the pro-abortion group calling itself Jane’s Revenge claimed responsibility for 16 separate arson and vandalism attacks on pregnancy resource centers in 10 different states.

“You have seen that we are real, and that we are not merely pushing empty words,” the manifesto read. “We promised to take increasingly drastic measures against oppressive infrastructures. Rest assured that we will, and those measures may not come in the form of something so easily cleaned up as fire and graffiti.”

Remember, murder is legal if you are antifa. Matthew Dolloff murdered Lee Keltner on camera in broad daylight in Downtown Denver in 2020, with no consequences.

“None of this violence and intimidation should be surprising. A Department of Homeland Security Office of Intelligence Analysis memo from May of this year warned that numerous social media accounts have discussed “burning down or storming the U.S. Supreme Court and murdering Justices and their clerks, members of Congress, and lawful demonstrators.”

The Long Hot Summer is finally here…

    2. always accuse your opponent of doing exactly what you are doing

      Including that exact thing.

  6. Netflix braces for MORE layoffs by the end of the week – just a month after hundreds of staff and contractors were cut – as the company loses 70% of its value and reveals it shed nearly 200,000 subscribers and expects to lose more

‘Last month, Netflix CEO Ted Sarandos told The New York Times that the company’s 70 percent stock drop was ‘horrifying, disappointing and embarrassing.’ ”How much time do you spend licking your wounds?’ he said. ‘Let’s have that burned into our memory, but we’ve got to move on and move fast.’

‘Earlier this year, Netflix also announced several shows in development, including projects by Prince Harry and Meghan Markle, would be dropped. The CEO explained that Netflix, which has signed up several celebrities with no filmmaking experience including former President Barack Obama and his wife, Michelle, tries to take a chance on new talent, but it doesn’t always pan out.’

    https://www.dailymail.co.uk/news/article-10938579/Netflix-braces-layoffs-end-week.html

      1. Did they ever turn a profit to begin with? Netflix is a globalist propaganda outlet and slush fund.

        1. Via Wikipedia: Marc Bernays Randolph (born April 29, 1958) is an American tech entrepreneur, advisor and speaker. He is the co-founder and first CEO of Netflix. Randolph was born to a Jewish family in Chappaqua, New York, the eldest child of Stephen Bernays Randolph, an Austrian-born nuclear engineer, and Muriel Lipchik of Brooklyn, New York. One of Randolph’s paternal great-granduncles was psychoanalysis pioneer Sigmund Freud. Another paternal great-uncle of Randolph was Edward Bernays, an Austrian-American pioneer in the field of public relations and propaganda.

  7. Just a tweet so far … But investors continued to buy houses until at least the interest rates went higher. This might be the accelerator (actually decelerator) that additionally drives the market further down.

Real estate investors bought nearly 78k homes in metros tracked by ⁦@Redfin⁩ in 1Q22 … translates to 20% of homes sold, which is a record (up from 15.2% a year earlier) from @LizAnnSonders Chief Investment Strategist at Schwab

The last one published was 18.4% in Q4
    https://www.redfin.com/news/investor-home-purchases-q4-2021/

    1. I’m looking forward to seeing the investors race to the exits and eat margin calls on their highly leveraged real estate gambles.

    2. Investor Market Share by Zip Code here third tab under “Investor Purchases.” A surprising 25% in my zip.

  8. Nothing gives a green light to criminals like electing Democrat-Bolsheviks to run your city and staff your judiciary and police department.

Now Chicago cops ‘will NOT chase criminals’: Officers will only launch foot pursuits when the need to arrest outweighs the risk of following, new policy shows – despite rocketing crime

    https://www.dailymail.co.uk/news/article-10940253/Chicago-police-say-NO-LONGER-chase-suspects-flee-certain-cases-crime-skyrockets.html

    1. Could you imagine actually paying property taxes to the City of Chicago?

      “They’re not sending their best”

  9. Communities that put Democrat-Bolsheviks in positions of trust or public safety have only themselves to blame when those officials are put to the test and are found wanting.

Law enforcement response to Uvalde school shooting ‘abject failure,’ DPS director says

    https://www.star-telegram.com/news/state/texas/article262748362.html

Department of Public Safety Director Steve McCraw told a state Senate committee Tuesday that the law enforcement response to the Uvalde school shooting was an “abject failure” and police could have stopped the shooter at Robb Elementary School three minutes after arriving were it not for the indecisiveness of the on-scene commander, who “decided to place the lives of officers before the lives of children.”

  10. Some good news for a Wednesday.

Russia Today — EU told to prepare for total Russian gas cut-off (6/22/2022):

“International Energy Agency (IEA) chief Fatih Birol has warned the EU to be prepared for the possibility of a complete shutdown of Russian gas exports this winter, calling on the bloc’s members to widen the span of measures aimed at preparing for this scenario, the Financial Times reported on Wednesday.”

    https://www.rt.com/business/557599-europe-russian-gas-cut/

    America First.

    Russia Today reports the truth.

If you want disinformation, go read the New York Times and Washington Post.

    1. Every one of these deaths could have been prevented, if only Zelensky had agreed to negotiate the terms of surrender:

“Russian strikes on a shipbuilding plant in the Ukrainian port of Nikolaev killed as many as 500 troops on Tuesday, the Russian defense ministry claimed during a daily press briefing on Wednesday.”

      https://www.rt.com/russia/557614-nikolaev-plant-russian-strike/

      500 is that a lot?

Any alleged American who says they “stand with Ukraine” is a traitor and should be stripped of their citizenship, all of their assets confiscated, and be deported to the combat front lines in Ukraine, unarmed.

    2. They should decide, bring back Welsh coal or nukes?

Putin’s got to be loving this show.

  11. There is a lot to unpack in this article:

“Last weekend in Houston, Texas Republicans got a taste of just how far right their party has become. At the state’s biennial GOP convention, delegates officially declared Joe Biden an illegitimate president”

    The 2020 election was stolen.

“Additional planks attacked trans rights, cast gender-affirming medical care as actionable malpractice”

It’s in the Bible, and the term for it is abomination.

“The protest in Dallas earlier in June was just one among a wave of troubling attacks on LGBTQ people or events that have disrupted Pride Month”

    It’s called grooming.

    https://www.salon.com/2022/06/22/lone-star-hate-right-wing-activists-in-texas-drive-a-new-wave-of-anti-lgbtq-bigotry/

This whole article is just a massive smear against the entire state of Texas, and that Texans would dare to reject the globalist pedophiles trying to seize custody of, and mutilate and rape their children.

Also note that the article references the Anti Defamation League, which at the time of its founding was an actual civil rights organization.

But now, along with the Southern Poverty Law Center, they have cast their lot in with the pedophile groomers, i.e. the Democrat Party.

    1. If a similar approach gained traction in the US, our long sought, though highly elusive, affordable housing goal could be realized overnight.

  12. Fryeburg, ME Housing Prices Crater 31% YOY As Soaring Inventory And Collapsing Demand Ravage Maine Housing Market

    https://www.movoto.com/fryeburg-me/market-trends/

As one New England broker explained, “Houses are wallet emptying rapidly depreciating assets. Especially here in sub-arctic climates like here in New England.”
