“In a market where the median price of a single-family home went from $459,000 in July of 2019 to $745,000 in July 2022, any sign of a slowdown is notable. ‘That million dollar property which would have, three months ago, had six or seven offers may only have one (offer) in a couple of weeks, and it might not be full price,’ said Arison Antonucci-Burns with Aspire Realty.”

From NBC 26. “‘I had never seen or experienced a real estate market like 2020, 2021 and going into 2022,’ broker Mark Olejniczak said. But recently, Green Bay area brokers like Olejniczak say the market’s been cooling down a bit in Northeast Wisconsin and across the country. ‘Let’s say that a house that came on the market — and we knew we were gonna sell it in that first week — well, maybe now it might take two or three weeks,’ the president of Mark Olejniczak Realty said.”

Arlington Now in Virginia. “This resilience in Arlington is nothing new, it played out in 2008 and has for many decades, but the market is not irrational either. Most of the exuberance we witnessed over the past two years had to slow at some point, and the market does continue to slow now. Open houses are slow, private agent showings are dwindling and sellers continue to make price adjustments to find the current market. Price growth trajectory is predicted to slow significantly for the next 6-9 months and possibly beyond.”

The Denver Post in Colorado. “Home sellers in metro Denver are starting to get squeezed in ways they haven’t felt in a long time, from their listings taking longer to sell, discounts replacing premiums and from buyers making more demands. ‘All of the major statistical categories are pointing to the market slowing down,’ said Andrew Abrahams, chairman of the DMAR Market Trends Committee. Abrams said it is the first time a discount had shown up in the metro Denver market since July 2020.”

Fromm Summit Daily in Colorado. “Real estate transaction percentages have declined from 2021 to 2022, creating a buyer’s market for the first time since 2019. Leah Canfield, a real estate agent with Coldwell Banker Mountain Properties, said a consequence of high interest rates are less second home purchases because many second-home owners in Summit County are unable to afford their homes without short-term renting them, she added. Canfield reported seeing plenty of interested buyers turn away from Summit County once the possibility of a short-term rental license looked to be out of the question.”

“So what are the effects of these changes in the market? Canfield said, this summer, active sales have increased from last summer, while pending sales have been almost cut in half. ‘So what that means is that people are listing their properties, and they’re sitting on the market,’ Canfield said. The housing stock that is available is not providing more options for the local workforce who may need something more affordable. ‘Because when a house, on average, is $2 million and the homeowner has to rent it for, you know, 10, 15, 20 thousand dollars a month in order to cover their expenses and their mortgage, then it’s not affordable to a local anyways,’ Canfield said. “

From Fortune. “Benchmark home prices in Toronto have fallen for five straight months—the largest decline in five years—by a total of 16% since March. In August alone, the benchmark price for a Toronto home dropped 2.8% to C$1.12 million (around $856,000), according to new data from the Toronto Regional Real Estate Board. ‘The pandemic may not be over, but the pandemic-era housing boom certainly is,’ wrote Robert Hogue, assistant chief economist at RBC.     The real mortgage payment on the median US house is now 10% higher than in 2007. Adjusting for the increase in median real wages since then (8-10% cumulative), in valuation terms the US housing market is exactly where it was in early 2007.

      1. I’ve been watching the Joe Blogs YT channel. In today’s video he described charts estimating how long each country can use their natural gas storage to replace Russian supply. It’s not looking good. There is enough stored gas, on average, to heat/power European countries until about mid-Feb. I don’t believe that accounts for a country using coal (lignite) to generate electric power, freeing up some gas for heating homes. Blogs believe that Europe will muddle through somehow.

        Joe Blogs is of the only pundit I’ve seen who hasn’t claimed that the sanctions on Russia backfired. His view is that the sanctions are only starting to kick in. Russia is selling oil to India/China, but at a loss. Russia is losing more money by not selling gas to Europe. And Russian infrastructure won’t last too long without Western technicians or parts to maintain the equipment. For example, Russia is already cannibalizing aircraft for spare parts, and Halliburton/Schlumerger are no longer maintaining the oil and gas wells.

        In other words, Russia won’t really feel the sanctions for another 3-6 months. It’s an unpopular view, but worth considering.

    In another exchange that year, a Department of Treasury official working on “mis, dis, and mal-information” told Meta workers that the deputy Treasury secretary wanted to talk about “potential influence operations.”

    “If there was ever any doubt the federal government was behind censorship of Americans who dared to dissent from official Covid messaging, that doubt has been erased,” Jenin Younes, a lawyer with the New Civil Liberties Alliance who is representing some of the plaintiffs in the case, said in a statement. “The shocking extent of the government’s involvement in silencing Americans, through coercing social-media companies, has now been revealed.”

    Plaintiffs said the massive pressure campaign amounted to a “Censorship Enterprise” because it involved so many officials and agencies.

        Kaplan is right that the U.S. has no vital interests at stake in Ukraine, and obviously I agree with him on the futility of arming Ukraine, but this bit about Bush not wanting to expand NATO to include Ukraine is incorrect. Not only did Bush want this, but he actively pushed for it at the last NATO summit of his presidency at Bucharest. It was there that NATO told Ukraine and Georgia that they would eventually become members of the alliance. The summit declaration stated, “We agreed today that these countries will become members of NATO.” It was that promise, among other things, that contributed to the dramatic increase in tensions between Russia and Georgia and the war between them later that year. Had Bush had his way, Ukraine and Georgia would have also both received Membership Action Plans at Bucharest. The New York Times reported at the time.

        Had it not been for the opposition of sane European leaders at the time, Ukraine and Georgia would have been put on track for NATO membership with dangerous consequences for all concerned. In other words, Bush didn’t change his mind after “mulling the pros and cons,” but was prevented from pressing ahead with a reckless policy only because of resistance from our allies in Europe. Bush very much wanted to “amend the list,” but was blocked from doing so. The point here is that it should not be forgotten that just a few years ago the U.S. was eagerly pushing to expand NATO into these countries. This was a consensus view in Washington endorsed by leading members of both parties, including the current president and vice president, and judged in retrospect it was an even more ludicrous and dangerous idea than it seemed at the time.

      1. Only a third of the country got boosters the first time. I don’t see them getting pre-emptively boosted this time. At best, maybe some people will say “show me this wave of infections first and maybe then I’ll think about it.”
