    Is there going to be a collapse in real estate deals in 2023? I think so…

    Interest rates are going through the roof and the Fed is going to keep raising rates. There’s no question about it, it may not be as aggressive as it was in 2022, but it’s going to continue because it hasn’t slowed down inflation yet.

    In the single family space, we’ve already seen about a 20% drop in sales. I think it’s going to probably double that number in the near future.

    There are operators out there that are going to have some trouble because they didn’t factor higher interest rates and cap rates.

    Economists: A US housing recession has already arrived

    This has been a year of watershed moments in real estate, and not the good kind. 

    The Housing Market Index, a closely watched industry metric that gauges the outlook for home sales, declined to 33 in November on a hundred-point scale, its lowest level in a decade, save for the first dystopian month of the pandemic. Anything under 50 spells trouble. 

    A month earlier, interest rates on a standard 30-year mortgage passed 7 percent, capping the largest single-year increase in at least 50 years.  

    “Just to give you a sense of how far we’ve come, we started the year around 3 percent,” said Michael Fratantoni, chief economist at the Mortgage Bankers Association. “It has just been a wild ride.” 

    The difference between a 3 percent interest rate and a 7 percent rate amounts to $1,000 more in a monthly mortgage payment on a mid-priced American home, according to Nadia Evangelou, senior economist at the National Association of Realtors. 

    Interest rates have retreated to 6.3 percent this month, seeding fresh hope for the few remaining buyers on a diminished housing market. 

    After an unprecedented campaign of rate hikes, Federal Reserve Chairman Jerome Powell has signaled that the central bank will ease up. 

    That’s one reason mortgage rates are ticking down. The other is more sobering.  

    “We, others, many market participants are forecasting a recession in the United States and many other places around the world,” Fratantoni said. “That puts downward pressure on the rates.” 

    The housing market is already in recession and has been since midsummer, according to the National Association of Home Builders, which publishes the Housing Market Index with Wells Fargo.   

    “The index has declined for 11 straight months,” said Robert Dietz, chief economist for the homebuilders group. “This is going to be the first calendar year in 11 years where single-family starts,” a measure of new home construction, “will total a smaller volume than the prior year.” He predicts a double-digit decline.

  3. On Heels Of $1.8B Loss, Walmart CEO Says Theft Might Drive Store Closures

    Walmart CEO Doug McMillon warned that the retail giant might close stores or raise prices in the near future, citing an uptick in shoplifting and blaming local prosecutors for being lax in pursuing cases.

    “Theft is an issue. It’s higher than what it has historically been,” McMillon told CNBC’s Squawk Box. “If that’s not corrected over time, prices will be higher, and/or stores will close.” 

    McMillon’s comments come not long after Walmart posted a $1.8B loss in the third quarter of 2022, though the company also reported an 8.7% increase in sales from the same quarter in 2021, when the company enjoyed a $3.1B profit.

    The Bentonville, Arkansas-based retailer attributed the loss to the $3.1B it has agreed to pay to settle lawsuits filed by state and local governments alleging that opioid prescriptions filled at Walmart stores caused harm to their communities.

      This resembles a shakedown, IMHO. Doctors are were writing the prescriptions, and the pharmacies were following doctor’s orders.

Online prices for computers dropped 18% from a year earlier and were down 5.1% from October, and electronics fell a record 13.4% on an annual basis, the most since Adobe began tracking online prices in 2014. In total, half of the 18 categories tracked by Adobe’s Digital Price Index saw prices decrease year-over-year and 15 of the 18 saw prices fell month-on-month.

  5. Tesla’s Full Self-Driving technology may be a failure, Tesla lawyers admit — but it’s not a fraud.

    The electric car company is facing a class-action lawsuit from Autopilot and Full Self-Driving (FSD) technology customers. They claim they were ripped off, duped by statements from co-founder and CEO Elon Musk and marketing materials from Tesla over the past six years suggesting full-fledged autonomous driving was imminent. No Tesla on the road today is capable of full self driving, and yet Tesla sells what it calls a Full Self-Driving Capability for $15,000.

    In its defense, Tesla lawyers said that “mere failure to realize a long-term, aspirational goal is not fraud.” That argument is contained in a motion to dismiss the case that was filed last week in U.S. District Court in San Francisco.

    The main plaintiff is Briggs Matsko, a resident of Rancho Murieta, Calif. If the case goes forward, it could lead to deposition of Tesla employees who helped develop the technology and reveal what Musk knew and didn’t know about its true capabilities when he made numerous forecasts over the years — including the prediction that there would be a million Tesla robotaxis on the road by the end of 2020, that customers could make $30,000 a year hiring them out, and that their cars would appreciate in value.

    The FSD fraud suit runs through a litany of claims and promises made by Musk and Tesla about automated technology that will be familiar to anyone who closely follows Musk.

    They include a 2016 video that purports to show a Tesla driving itself through the streets of Palo Alto with complete autonomy. Before the video rolls, with the Rolling Stones’ “Paint it Black” as background music, a message reads, “The person in the driver’s seat is only there for legal reasons. He is not driving anything. The car is driving itself.”

    Tesla workers later revealed that the video was fabricated, done in multiple takes, with the driving systems failures removed, including a crash into a fence. The video remains on Tesla’s website.

    The lawsuit highlights the multiple revisions of Musk’s statements over the years that full autonomy would be achieved in three months, or six months, or the end of the year (in any given year) or the next year.

    The 92-year-old, America’s biggest donor to Democratic political candidates and liberal causes, has built connections with press outlets and activist media organizations by bankrolling them through his not-for-profit groups, the Media Research Center (MRC) reported on Tuesday. The recipients of Soros’ money reach readers, viewers and listeners in virtually every corner of the world and in many languages.

    Tuesday’s report was the first in a three-part series that will reveal the extent of the media influence that Soros wields. The second and third installments will lay out how much money the Budapest-born activist has funneled into media organizations and will identify the establishment outlets that have ties to the “propaganda czar,” the watchdog group said.

    Buying connections with media organizations has helped the Hungarian-born billionaire advance his “open society” agenda by promoting abortion, Marxist economics, anti-Americanism, defunding police, environmental extremism and “LGBT fanaticism,” the MRC claimed. “His global media clout is massive… These groups wield massive power over information in international politics.”

    “Last Thursday afternoon, time expired for parents to provide comments on proposed changes to sex education in Fairfax County Public Schools (FCPS), one of the largest school districts in the country, with a population of about 180,000 students. As The Federalist reported last week, the proposal includes labeling boys and girls, respectively, as “assigned” males and females “at birth.” It also includes curricula on “sexual orientation and gender identity” that involves watching a pro-transgender PBS video telling kids they can have “intermediate” private parts.”

    Say the word: Grooming.

    “If you think FCPS officials will carefully consider comments and complaints from parents worried about exposing their prepubescent children to transgender ideology, and perhaps even rethink their plans, I have some swampland in Florida I’d like to sell you. As we have seen from earlier examples of Fairfax County “welcoming comments” on proposed changes to road names, this public survey is nothing more than an empty, perfunctory bureaucratic procedure aimed at pretending that parents have a say regarding what happens during the school day.”

    You can say it out loud. Call them what they are: Groomers.

    But this is no laughing matter. School administrators and educators across the country have dispensed with these basic truths of biology in favor of the latest “findings” from politicized university sociology and “gender studies” departments. Schools take their directives not from biology — or, God forbid, classical philosophy and its articulation of the teleological nature of the human body, oriented, as ova and sperm are, toward the creation of new life — but from politically motivated journalists who attack the few teachers courageous enough to take a stand.”

    Some of the migrants that arrived over the weekend and beginning of the week said they have been on the road for months trying to escape dangerous governments.

    But the big question is — why did many of them choose Denver and was someone behind their migration here?”

    Around 100 migrants arrive in Denver by bus; city opens emergency shelter (12/6/2022):

    “Around 100 Spanish-speaking migrants arrived by bus in Denver Monday night and now the city is working to accommodate them at an undisclosed shelter, according to the City and County of Denver.

    The bus dropped the migrants off at Union Station where they then made their way to the Denver Rescue Mission on Lawrence Street, but the shelter was at capacity, a spokesperson for the city told Denver7.

    In a news release Tuesday, the city said it had activated an emergency shelter at a city-owned rec center to accommodate up to 100 migrants. The city declined to disclose the location of that shelter citing security concerns.”

      “With an estimated 300 migrants arriving in Denver over the past two months — including about ninety who showed up at Union Station one night earlier this week — city officials are scrambling to pull together resources to take care of them.

      “It is not completely unanticipated. We have been planning and preparing for this for the last few months. But it is definitely an added strain,” Evan Dreyer, deputy chief of staff for Mayor Michael Hancock, said during a December 8 press conference in the Emergency Operations Center in the basement of the City and County Building.

      “This does not appear to be anything that was organized by another government or entity to direct people to Denver,” Dreyer said, noting that some of the migrants may have organized trips to Denver from border states over Facebook.

      Dreyer added that Denver officials don’t know a lot about what to expect next. Migrants have still been trickling into the city over the last few days, with about twenty to thirty arriving daily. “We’re in a little bit of an information vacuum,” he said.

      Given that many of the migrants will likely be applying for asylum in the United States, they’ll need legal assistance to navigate the byzantine immigration legal system.

      Since 2018, immigrants living in Denver who are adjudicating their immigration cases have been able to access the Denver Immigrant Legal Services Fund to help with funding.

      The City of Denver provides much of the money for this fund, earmarking $750,000 for it in 2022. The fund itself is housed within the Denver Foundation.

      But given how many of the recent migrants may be applying for asylum — and the fact that there are tens of thousands of immigrants already in Denver who are involved in cases — the fund may need a boost.”

    “The Right must never concede the Big Lie that this nation’s oppressors rule legitimately, nor should we draw conclusions about how to move forward from this false premise.

    For two years, the constant shouting of childish epithets at anyone who would dare question Joe Biden’s legitimacy has suppressed a necessary reckoning with an election that was, in every sense, a complete aberration. It’s true Donald Trump and many of his supporters did themselves no favors by embracing some of the more outlandish theories about what happened. But the story we have been told again and again—that the 2020 election was not only fair, but some miracle of democracy—is propaganda, pure and simple. 

    Despite the media’s heavy-handed narrative, we do not and never will really know what happened in the early morning hours of November 4, 2020, and those chaotic days that preceded Biden’s media coronation. It is disingenuous to dismiss the role of fraud in such an unprecedented scenario: an election with historic turnout that, thanks to the widespread adoption of an unconventional voting method prone to cheating, was not decided until an unusually dilated, shadowy tabulating process had run its course in a handful of heavily partisan jurisdictions.

    Anyone who expects them to care now that they have been caught is a fool. Still, the Right must not simply forget it and move on. Why? Because the Left’s Big Lie about the 2020 election legitimizes a lawless, counterfeit system. The myth that Biden triumphed against fascists who nearly overthrew our system of government (a classical communist theme, as it happens) has enabled Biden to rule like a tyrant in the name of Our Democracy™. Speaking in the people’s name, he has likened Trump and his supporters to a fifth column and weaponized the state against them.

    If the system is not unrigged, if the 2020 election’s legitimacy is not repudiated, then we can kiss any chance of free and fair elections goodbye. Every election going forward will be just like 2020 and 2022: Election Night will be formally replaced with Election Month and lectures from Democrats that “this is how things are supposed to be.”
