My Whole Investment Is Being Threatened, I Am Terrified

A report from KTAR News in Arizona. “Home values fell by 2.8% in metro Phoenix over the last year, one of the biggest drops in the country. Price isn’t the only indicator shifting in buyers’ favor, with inventory up and mortgage costs down. Still, many potential Phoenix homebuyers are choosing to wait. ‘The number of homes on the market is up almost 38% from last year in Phoenix, and that’s almost double what we see nationally,’ Kara Ng, a Zillow senior economist, said Tuesday. Only Austin (-5.1%), Tampa (-5%), San Antonio (-3.2%) and Dallas (-3%) saw larger drops in home value than Phoenix over the last year. However, Tina Tamboer, senior housing analyst with the Cromford Report, explained that the dip in Valley home values might be deceiving. ‘In the times of turmoil or volatility, you tend to see the luxury market takes a pause. And so, you’ll see what would appear to be a large drop in price, but what it really is is a shift in market share,’ Tamboer told KTAR News. ‘It makes it look like there’s a big drop, but there’s really not much of a drop,’ she said.”

“Still, Tamboer believes the Valley has been in buyer’s market mode for seven months. ‘The inventory’s been crawling up for quite some time, but I wouldn’t say we’re at any kind of alarming level, and we’ve actually started to see it level off over the last three or four weeks,’ she said. ‘I think the best thing for buyers is to get out there and at least look at what the inventory is instead of waiting for the prices to come down, because by the time we start reporting on that, oftentimes it’s already shifted.'”

Business Observer. “A new report has found investors are backing away from putting money into condominiums nationally, with Florida’s well documented trouble dragging the entire market down. Redfin says the slowdown is due to buyer concern that condos will lose value. And that is a legitimate concern: according to its analysis, 68% U.S. condos sold below list price at the start of 2025, the lowest share in five years. Just last week, Homes.com shared data with the Business Observer showing that the median price of condos fell 10.9% from this time last year to $205,000 in Tampa. Fort Myers saw a 20% drop from a year ago to $300,000 while both Naples and Sarasota saw 20% drops. The median price for a condo in Sarasota fell to $320,000 and in Naples it fell to $500,000. ‘The Florida condo market is in uncharted territory,’ Tim Harper, a Redfin Premier agent working in metro Orlando, says in the report. ‘We’re seeing a massive influx of condo inventory because a lot of senior citizens on fixed incomes can no longer afford their monthly payments, and a lot of other condo owners just want to move because they’re tired of dealing with rising HOA fees and special assessments.'”

“One Washington, D.C. agent is quoted as saying ‘people who own condos as rentals are trying to offload them because the money no longer makes sense. And people aren’t buying condos to rent them out anymore unless they have cash to burn.'”

From WINK News. “The once-hot housing market in Southwest Florida has cooled significantly, leaving many homeowners with properties lingering on the market. Darleen Strange, a Florida resident, has been trying to sell her mother’s home in Fort Myers since November of last year. CBS reporter Cristian Benavides asked if her if it was disheartening. ‘It makes me wonder, is it ever gonna happen? It’s been on the market right at about 157 days. We’ve only had four people come look at it,’ Strange said. Realtor Angie Ramos has experienced similar challenges, with at least six of her listed properties sitting unsold for extended periods. ‘We’re seeing a lot of price reductions. Things are selling, but not as quickly as one would want to,’ said Ramos.”

“Benavides asked Ramos about the real estate market a couple of years ago. ‘Robust,’ Ramos said. ‘It was moving right along. We were selling, selling, selling.’ Cape Coral saw the biggest year-over-year price drop in April, followed by North Port, Florida, Austin, Texas, Tampa and Lakeland, Florida. Strange is eager to sell the home to cover her mother’s assisted living expenses. Benavides inquired about the urgency of the sale. Strange said, ‘We’re getting to the point [that] if something doesn’t happen within the next year, it would be a scary situation.'”

From Vail Daily. “Home prices aren’t on the decline, at least not to the extent we experienced during the economic crisis in 2008. There are still certain markets and specific types of homes where bargains are available. For instance, Colorado ranks second, just behind Arizona, in active housing inventory, gradually returning to pre-pandemic levels. Factors contributing to the surplus include the fact that many homebuyers who purchased in 2022-23 did so at the market’s peak. Economic uncertainty, inflation, and higher interest rates have put financial pressure on these newer homeowners, prompting some to sell. Aging structures requiring costly repairs, such as roofs, boilers, and common areas, have become burdensome, saturating the market with condominiums and townhomes from owners eager to sell.”

“Most of this rising inventory is in the Denver metro area. In 2024, there were 3,336 condominiums on the market. This year, the number has grown to 4,125, marking a 21% increase. In Eagle County, the number rose from 619 in 2024 to 662 this year, a 6.5% increase. For a specific example of price corrections, in November 2023, a two-bedroom condo at the Villas of Brett Ranch in Edwards sold for $775,000. By April 2025, a similar condo in the same complex sold for $620,000. Currently, there are four units for sale in that complex. Recently, HOA dues increased from the mid-$300s to over $700 per month due to new roofs, boilers, and rising insurance costs. This situation is driving prices down and prompting some to sell.”

The Guardian on California. “The cuts are already being acutely felt in LA’s burn zones. Disaster relief is composed of many different agencies at the local, state and federal levels, and the federal support is now being pulled out. ‘Jenga is one of the best ways to describe it,’ said Kelly Daly, AmeriCorps employees union AFSCME Local 2027 president. ‘It’s going to come tumbling down.’ Judy Chu, the US congresswoman who represents wildfire survivors in Altadena, said she feared the federal cuts would make it harder for survivors to navigate recovery. A woman who lost her home in the Eaton fire had told Chu she had secured a loan from the SBA, support she said was crucial because she was underinsured and couldn’t afford to rebuild without a loan. Since the Doge cuts, she said her caseworker was not responsive and she experienced long wait times to get questions answered. ‘Our community was devastated,’ the woman wrote to Chu. ‘We want to rebuild and move forward, but how can we when the very support we rely on is being stripped away?'”

The Santa Cruz Sentinel in California. “Rep. Sam Liccardo, D-San Jose, lashed out at President Donald Trump’s cuts to programs combating climate change on Friday in Pacifica, where local officials and residents have been left scrambling to protect critical infrastructure after a long-anticipated $50 million federal grant to address severe coastal erosion along Beach Boulevard in Pacifica was scrapped. Local property owners and business leaders are now raising the alarm over what the funding loss could mean for the city’s future. ‘I love this place — this is my dream come true,’ said Jenifer Behling, who owns an eight-unit apartment building near Beach Boulevard. ‘I provide housing for seven other families to also enjoy life along the ocean. My whole investment is being threatened. I am terrified.'”

Storeys in Canada. “A mere 310 new home sales were recorded across the entire GTA in April — the seventh consecutive month that saw sales hit historic lows, surpassing the infamous 1990 downturn. For context, a typical April would historically see around 2,750 new home sales, according to the Building Industry and Land Development Association (BILD). Compared to last year, sales were down 72% in April and sat 89% below the 10-year average. The majority of sales were made up of new single-family homes, which totalled 205 sales, sliding 66% year over year. New condos made up the remaining 105 sales, a bleak 80% drop from April 2024 and 94% below the 10-year average. Inventory ticked down from 21,707 in March to 21,363 units but remains well above average levels at 15 months of inventory. This includes 16,555 condominium apartment units and 4,808 single-family dwellings.”

The Weekly Voice in Canada. “Entry-level homes in Mississauga and Brampton are now selling at staggering losses, highlighting the ongoing correction in the GTA’s real estate market and the financial toll on first-time buyers who purchased at peak prices during the 2022 housing frenzy. In Mississauga’s Malton neighborhood, a semi-detached home at 7359 Sigsbee Drive originally sold for $1,150,000 in April 2022. After failing to attract buyers at reduced list prices through late 2023, the property finally sold this month for $775,000—a $375,000 loss. Similarly, a townhouse at 69 Betterton Crescent in Brampton’s Mount Pleasant community sold for $1,230,000 in January 2022. The home had previously been purchased for $740,000 in 2020. After numerous attempts to sell throughout 2024, the property finally closed this May for $840,000, reflecting a $390,000 drop from its peak.”

The Globe and Mail in Canada. “The co-founders of now-defunct syndicated mortgage company Fortress Real Developments Inc. have been found guilty of fraud after a lengthy criminal trial. Lawyers for Jawad Rathore, Fortress’s former chief executive officer, and Vince Petrozza, its former chief operating officer, said their clients plan to appeal the Ontario Court of Justice verdict. The company helped to popularize the concept of bringing syndicated mortgages to the masses by allowing mom-and-pop investors to pool their funds and participate in financing early-stage real estate projects. Previously, this type of investment opportunity had been available primarily to wealthy and institutional investors. More than 14,000 retail investors provided $920-million in financing to Fortress for 80 construction projects in cities across the country. While some of the projects were completed, others failed.”

“A group representing Fortress’s investors, Victims of Syndicated Mortgage Investments, has estimated them at $416.7-million. Corinne Sutej, who started VOSMI, expressed relief about the decision. ‘I think that the judge reiterated that we were right to feel deceived,’ she said. Ms. Sutej had invested $25,000 in a Calgary project and lost 90 per cent of her investment. Ekaterina Denisevich invested $100,000 in SkyCity after being promised by an agent that her principal would be safe. The Toronto resident invested in a handful of other Fortress projects, as well. Although one of them was completed, Ms. Denisevich estimates her total losses at $170,000 – money she had planned to give to her daughter. ‘Until I see them in jail, I cannot say anything. It’s too early to be happy,’ she said.”

    That’s interesting Tina cuz you’ve only called fire in the past month or so. You only call a trend when it’s been going on for half a year.

        1. like North south from Scottsdale to Maricopa and east west Apache junction to Goodyear ? I used to live in Ahwatukee and was surprised to see hwy 202 loop finished. Being in CA now that would take 30 years to build and cost trillions. They have nice roads in Phoenix .

      I don’t know anything about coastal erosion, but what does $50 million buy you? Beach Boulevard is not even a half mile long, lined with $1.5-million homes. [The tiny house/trailer park community a little north of it is cute though. 1-2 beds for under $70K… with $3000/mo lot rent.]

    Home values fell by 2.8%. There ain’t no way I would call that a big drop. Maybe, move the decimal point 1 place to the right and then we can talk about a big drop.

    1. Median statistics are a lagging indicator when a market turns. Prices might have been falling for a year. Cromford data is extensive, but they baffle with BS. IMO the real story there like so many other places is unsold inventory shooting up in their hottest season.

      Despite increased inventory, U.S. home prices posted a decrease of -0.3% in March compared with February but were up year-over-year, according to the S&P CoreLogic Case-Shiller U.S. National Home Price NSA Index.

      The 10-city composite index – measuring home prices in the 10 largest U.S. cities – recorded an increase of 0.01% compared with February while the 20-city composite index saw a decrease of -0.1%.

      Year-over-year, home prices were up 3.4%. The 10-city composite saw an annual increase of 4.8% while the 20-city composite posted a year-over-year increase of 4.1%.

      New York again reported the highest annual gain among the 20 cities with an 8% increase in March, followed by Chicago and Cleveland with annual increases of 6.5% and 5.9%, respectively.

      Tampa posted the lowest return, falling 2.2%.

      High home prices and higher mortgage rates have generally dampened buyer activity this spring season – but as more homes come onto the market, home prices are starting to fall, particularly in markets where home construction has been strong.

      “Home price growth continued to decelerate on an annual basis in March, even as the market experienced its strongest monthly gains so far in 2025,” says Nicholas Godec, CFA, CAIA, CIPM, head of fixed income tradables and commodities at S&P Dow Jones Indices. “This divergence between slowing year-over-year appreciation and renewed spring momentum highlighted how the housing market shifted from mere resilience to a broader seasonal recovery. Limited supply and steady demand drove prices higher across most metropolitan areas, despite affordability challenges remaining firmly in place.”

      “The National Composite Home Price Index posted a 3.4 percent annual gain in March 2025, down from February’s 4.0 percent pace,” Godec says. “Notably, only 0.9 percent of that year-over-year increase came from the past six months, indicating that most appreciation was front-loaded earlier in the year-long period.”

      “This pattern underscored a broad cooling trend in second-half 2024 home prices even as spring 2025 arrived,” Godec says. “By comparison, the 20-city composite rose 4.1% year over year, and the 10-city composite climbed 4.8 percent, reflecting somewhat stronger annual appreciation in the largest urban markets.”

  6. Another old house for sale in the decaying inner city of West Pensacola. It appears that the speculator investor has changed their mind. Per Cheryl, a real estate professional (but not likely a structural engineer), the house has “solid bones and endless possibilities”. In my humble opinion, the most likely possibility is that it will soon be overrun by vagrants and drug addicts.

      Comps in this area are around $150K, but for smaller houses. In move-in condition, best case for a house like this is $250K. If the flipper could have kept the reno cost to $100K, it could work. So either this guy found that the reno would cost far too much, or he found some unfixable structural issue. And now he’s trying to sucker someone in with that price increase.

      Yeah, I think it will eventually be demolished. It’s really too bad — the house looks like it has a lot of happy memories.

  8. I frequently ride my motorcycle through this neighborhood. I don’t understand why someone would purchase a waterfront house without access to the water. In 2004, Hurricane Ivan hammered the Pensacola area with 130 mph wind gusts and a storm surge of 10-15 feet. The storm was so brutal it took down the Interstate 10 bridge over Escambia Bay. Traffic was pure hell until the new bridge was completed about a year later. This property is on the same bay. Since this house isn’t on pilings, it was likely gutted by storm surge. Listed now for 440K. Purchased in 2021 for 355K. They put it back on the market in 2024 for 535K. Now, they’re just chasing the market down. Purchased in 2014 for 192K.

  9. US to Start Revoking Visas of Chinese Students: Rubio

    Secretary of State Marco Rubio announced on May 28 that the United States would begin revoking visas of Chinese students, including those with connections to the Chinese Communist Party (CCP).

    “The U.S. will begin revoking visas of Chinese students, including those with connections to the Chinese Communist Party or studying in critical fields,” Rubio wrote on X.

    The State Department confirmed the action in a short press release, stating that it will work with the Department of Homeland Security to “aggressively revoke” the visas. It will also revise the visa criteria and “enhance scrutiny of all future visa applications” from China and Hong Kong.

    According to the State Department, the Chinese regime monitors Chinese students, mobilizing them through the Chinese Students and Scholars Association (CSSA). Some CSSA branches in the United States have openly admitted that they are directed, supported, or financed by Chinese consulates. These students have been known to attempt forced cancellation of events or speeches hosted by overseas dissident groups at U.S. schools.

    The FBI warns on its website that the CCP uses its post-graduate students and post-doctorate researchers in fields like engineering, science, and mathematics to “operate as non-traditional collectors of intellectual property.”

    “China is the world’s principal infringer of intellectual property. The annual cost to the U.S. economy of counterfeit goods, pirated software, and theft of trade secrets is between $225 billion and $600 billion,” the FBI states.

    This announcement also comes hours after Rubio announced new visa restrictions for foreign nationals found to be involved with censoring the free speech of U.S. citizens.

    “For too long, Americans have been fined, harassed, and even charged by foreign authorities for exercising their free speech rights,” Rubio announced in a post on X.

    “Today, I am announcing a new visa restriction policy that will apply to foreign officials and persons who are complicit in censoring Americans. Free speech is essential to the American way of life—a birthright over which foreign governments have no authority.”

    International students around the world are facing rising anxiety and uncertainty as the Trump administration moves to temporarily suspend US student visa appointments, citing a planned expansion of social media vetting procedures for visa applicants.

    According to an internal memo obtained by BBC’s US partner, CBS News, the US State Department has ordered a temporary halt to student and foreign exchange visa appointments, a move that could affect tens of thousands of prospective students planning to begin studies in the United States.

    The measure is part of a broader campaign by President Donald Trump to tighten immigration and restrict what he sees as left-leaning influence in American academic institutions, including some of the nation’s elite universities.

    “This delay is devastating,” said one affected student from India. “I’ve earned a full scholarship to a top university, but now I’m not sure if I can even make it to campus.”

  11. ICE agents seize immigrants inside Manhattan federal building housing immigration court

    ICE agents dressed in plain clothes on Wednesday made a sweep of immigration-related arrests inside a Manhattan federal building that houses immigration court.

    The group of Immigration and Customs Enforcement agents, donning masks and regular clothes, was observed inside 26 Federal Plaza in Lower Manhattan. Immigrants are often on-site at the location to manage administrative tasks, including applications for citizenship, court dates and other services.

    Agents rounded up and arrested several immigrants and onlookers just after 11 a.m. on May 28. The feds appeared to have printouts of photographs to match their intended targets.

    An attorney walking out of the building told reporters that the sweep was going on all day.

    “Since early this morning, they were lining people up near the elevator and matching them up with photos on printed handouts,” the witness said.

    Immigration advocates quickly responded to the raid. Rosa Santana, co-executive director of Envision Freedom Fund, denounced the arrests Wednesday afternoon.

    “Immigration courthouse arrests like the ones we are seeing here in New York City rip people from their families, destroy trust, and make it almost impossible for people to effectively fight their immigration cases,” she said. “Likewise, workplace raids prevent people from supporting their families financially, and the fear and chaos also make people afraid to seek medical care or to send their children to school. This is, shamefully, the intended effect.”

    The arrests come on the heels of a NYC public school student whom ICE arrested last week during a court hearing.

  12. Police detail how South American Theft Group burglarized Phoenix-area homes

    Scottsdale police detailed Tuesday how they believe seven members of an organized international crime ring originating out of South America allegedly carried out a string of Valley home burglaries.

    Burbank, California, police first tipped off the Scottsdale Police Department, warning that a crew suspected in similar burglaries across Oregon, Washington, and California may be headed to Arizona.

    Court documents describe a coordinated scheme that they stuck to. One suspect would pose as an Uber Eats driver to scope out homes, while multiple women with the group walked dogs on nearby streets, serving as lookouts or getaway drivers. Meanwhile, other men of the crew would break into the homes through a side or back door or window, stealing thousands of dollars in valuables.

    Among the stolen items were a Rolex, expensive designer shoes, pearl necklaces, a passport and other prized possessions. The group had plans to then sell the items.

    Police say all of the people arrested are part of the South American Theft Group with ties to Colombia. All seven are now facing charges.

    Arizona’s Family spoke with people at both of the homes hit in the group’s most recent crime spree, one in Tempe, the other in Mesa. The owners declined to go on camera, but said that the thieves made off with important and sentimental items. One resident described the incident as “scary.”

  13. Rosecrans homeless shelter in San Diego set to close amid city-county dispute; nine others pause intakes

    The Rosecrans Shelter in San Diego’s Midway District is set to close after opening its doors in 2022, leaving 136 clients in need of relocation.

    The shelter, which focuses on individuals dealing with severe mental illness, will lose its nearly $5 million in funding as it’s not included in the City of San Diego’s proposed budget for next year.

    “It is the first that I’ve seen in my four decades of true partnership between the City and the County, and it was working well,” Bob McElroy said.

    McElroy, president of Alpha Project, the non-profit contracted to run the homeless shelter, called it a flagship program for the area.

    He described the current situation as chaotic. “Panicking basically. Panicking from top to bottom,” McElroy said.

    As part of the fallout, nine homeless shelters have temporarily suspended new intakes. The Housing Commission announced that “formal communication to all shelters about the intake suspension occurred May 21. This is to support the transition of clients at the Rosecrans Shelter to alternative shelter options due to the uncertainty about the future operations of the Rosecrans Shelter in the upcoming fiscal year.”

    Tents and belongings were staying in place late Wednesday on the deadline for a large homeless encampment to be cleared at Berkeley’s Ohlone Park.

    The delay in removing the encampment has left some neighbors frustrated.

    “When they say they are trying to be just peaceful homeless, that’s not the case at all,” said Hossein Attar with the Save Ohlone Park group. “The drug use in the back, the stealing — they have stolen property from my tenants, so it’s an ongoing problem.”

    Attar owns apartment buildings near the park and is part of a group considering legal action to force the city to move forward with plans to clear and clean the area.

    “This is a park for children. This is a park for people, students. This is not a park for drug use and that is what it has turned into,” Attar said. “I understand that there is homelessness, but there is a solution. There is a way to deal with it. This is not the way to deal with it.”

    “It’s not their fault that they have nowhere to go and Berkeley could have done a better job with the state of California and Gavin Newsom to house these people (and) give them mental healthcare,” said Greg Gurnick with Save Ohlone Park.

    Gurnick, who is also a business owner, called the encampment a humanitarian crisis. Gurnick said he is one of more than 400 people who have signed a petition demanding the immediate removal of the encampment.

    “It’s extremely important to get this addressed immediately, with urgency because people are suffering right now,” Gurnick said. “People in the park are suffering. The neighbors are stressed. They are afraid to use the park. It is not a safe space.”

    Amely Becerra said she brought flowers for her mother, Lucrecia Macias Barajas, on May 10, the day before Mother’s Day.

    Two days later, Becerra’s sister, Ariana Macias, said she was searching for their mother in the Westlake neighborhood near downtown Los Angeles. A phone tracking app then led her to a homeless encampment, where she said she found her mother’s dead body being eaten by dogs.

    The discovery of the 46-year-old mother’s body — and the cause of death — remain under investigation by authorities. The family holds government officials responsible for not clearing problem encampments like the one where Barajas died.

    The Barajas family said city officials should do more to clear the encampments before other people go through a similar ordeal.

    “It’s getting out of control,” Becerra said. “And to hear that this encampment has been there since forever, it’s like, what’s going on here? Are they allowing this stuff to happen?”

    Lucrecia Macias Barajas was an Army veteran and loving mother, said Becerra, the oldest of Barajas’ six children. Barajas was diagnosed with cancer three years ago and suffered from depression, but Becerra said she did everything in her power to support her family.

    Becerra’s sister, Ariana Macias, told LAist that their mother cared deeply for other people who were struggling.

    Barajas would bring clothes and food to unhoused people even if she didn’t have much money herself, Macias said. The last she heard from her mother she was going to bring food to an unhoused friend. Macias said that’s how she wound up at the encampment in Westlake.

    According to the L.A. County medical examiner’s office, the body of a man identified as Fredy Pojoy Sajqui was found near Barajas in a tent on the sidewalk.

    Macias said the man was her mother’s friend, who she knew as “Pablo.” The examiner’s office said they have completed their examination, but are requesting additional testing. They said it could take months to learn the cause of death for both people.

    This is on top of any rate increase this year State Farm’s insured were slapped with when their policies were renewed or will be renewed.

  40. ICE Arrests Honduran Rapist Repeatedly Released in Maryland Sanctuary County

    On Tuesday, Immigration and Customs Enforcement (ICE) published information about the apprehension of Yonatan Flores-Arce, a 20-year-old citizen of Honduras.

    Flores-Arce was encountered by U.S. Border Patrol (USBP) in March of 2019 in El Paso, TX.

    He was served with a notice to appear before a federal immigration judge and set free.

    “The Howard County Police Department arrested and charged Flores with second-degree rape Oct.17, 2024. The Circuit Court for Howard County convicted Flores April 29 and sentenced him to 15 years of confinement and five years of supervised probation,” ICE explained in a press release.

    Incredibly, Flores-Arce was released from custody on May 5, despite ICE having lodged a detainer against the Honduran.

    Just three days later, Flores-Arce was arrested again and charged with violation of probation.

    Howard County officials again released the Honduran on May 22, but federal agents waiting outside the detention center quickly arrested Flores-Arce as he walked out.

    “The decision by Howard County Detention Center to ignore our immigration detainer and release a removable individual with an egregious criminal history undermines public safety and put Maryland communities at risk,” said ICE Baltimore acting Field Office Director Nikita Baker.

    “This failure is not an isolated incident, but part of a concerning pattern we see all too often. ICE Baltimore remains committed to prioritizing public safety. Working together with local jurisdictions is the only way to keep our neighborhoods safe and uphold the rule of law.”
