A report from Click Orlando in Florida. “For the second time in two months, an Orlando sports legend’s sprawling home has become a little more affordable. Shaquille O’Neal’s Isleworth mansion can now be had for a reduced price. Shaq first put the 31,000-square-foot home on the market in 2018 for $28 million. After failing to sell, the price was reduced to $19.5 million in September. It is now down to $16.5 million.”

The Los Angeles Times in California. “Actress JoBeth Williams and her husband, film director John Pasquin, just sold their pedigreed home overlooking the links of Bel-Air Country Club for $18.5 million. Williams and Pasquin were asking $30 million for the home in January.”

The Real Deal on New York. “As luxury stores remain shuttered, the pandemic and economic fallout are sparking a rift among owners of residential and retail property in one of the country’s top real estate markets. For many condominium and co-op buildings in Manhattan, Brooklyn and Queens, adding spaces for retail tenants was good business. But as one of the toughest years in decades comes to a close, many of the cafes, gyms and shops in those spaces are struggling to pay rent or have shut down until further notice.”

“Because of these delinquent retail tenants, condo and co-op owners are seeing their dues rise and the value of their homes sink. The pain is compounded for any homeowners or developers trying to sell units. ‘When someone goes to sell their unit, one of the questions is: ‘What’s the current common charges?’ If you have a higher number than the rest of the market, it’s going to certainly lower the property values,’ said Leni Morrison Cummins, a New York real estate attorney.”

“The attorney said she saw a significant increase in liens placed against commercial units by condo and co-op boards over the summer. Some are now turning into full-blown foreclosure suits. Attorney Mark Hakim has represented co-op boards on similar cases. He said the emphasis is on negotiating an agreement with retail tenants because the last thing any board wants is a vacancy and no income. Now that the retail is stumbling, those costs will spill over to apartment owners and investors alike. ‘That’s where the dominoes start to fall,’ Hakim noted.”

From Business Traveler News. “Apartment-style lodging provider Lyric essentially will leave the hospitality rental space after its lease agreement at 70 Pine St. in New York City is taken over by Mint House this month. The Financial District location was the last of its markets, according to a Forbes report in July. Lyric in March began laying off staff and pulling out of cities. By the time it exited all but the New York market, the company had pivoted to a focus on software tools, including an existing pricing tool for accommodations, according to Forbes. Another apartment-style lodging provider, Stay Alfred, ceased operations earlier this year.”

From Multi-Housing News. “For their part, borrowers want to know what loan-to-value ratio lenders will offer; whether a financial guarantee or a personal guarantee will be required; how loans are being structured; and where cap rates are. So says Matthew Dzbanek, a capital services executive at Ariel Property Advisors, a boutique lender specializing in arranging complex deals.”

“Six months ago, lenders were giving credit for vacant units and structuring loans around them. ‘Now lenders are saying if it’s vacant, we won’t count that income or we won’t close until it’s occupied, which has been a big shift for a lot of value-add operators,’ Dzbanek reports.”

“As the industry continues to digest fluid and challenging conditions, one strategy that seems to draw more interest than implementation is cashing out equity in existing portfolios and using the proceeds to buy distressed properties at deep discounts. According to Real Capital Analytics’ recent report on multifamily capital trends, distressed apartment loans reached $840 million in the second quarter. That represents a year-over-year surge from $254 million for the same period last year.”

It effectively took one of the nation’s hottest real estate markets and caused it to come to a grinding halt as apartment vacancies soar all over the city. The availability rate equals all current vacant apartments plus those becoming available, divided by the total number of apartments.”

From Bisnow on Georgia. “There are 12 privately owned student housing projects encompassing more than 2,700 units and 7,800 beds in Atlanta’s pipeline. Three projects are currently under construction, which will add an additional 1,500 beds to the city once they deliver, Haddow & Co. Managing Partner Ladson Haddow said. Landmark Properties CEO Wes Rogers — whose firm has two Midtown projects, Mark Atlanta and The Standard, both along Spring Street — said rents for student housing units were deteriorating last year after years of development.”

“‘We had another site near Georgia Tech we were evaluating but decided to walk away from it due to concerns over deteriorating fundamentals,’ Rogers wrote in an email to Bisnow. ‘I am concerned that this market will soften considerably if most of the proposed projects move forward. Once debt and equity realize how the market is really performing, I imagine much of the potential supply may end up not coming to fruition.'”

The Wall Street Journal. “Mall landlords are starting to seek bankruptcy protection or shutting down, the latest signs that the pandemic is deepening a crisis that began before Covid-19. Many malls purchased with a mortgage within the past 10 years are now underwater, leading owners to return properties to their lenders at a record pace. But some lenders don’t want struggling properties on their balance sheet and have batted them back by extending their loans.”

“‘The quantity of distressed debt and distressed opportunity is at a historical high,’ said Andy Weiner, president of RockStep Capital, a shopping center investment firm that owns 11 malls across the country.”

        1. Larry, can you expand? The fraud is not that the votes were counted after the ballots closed. IIUC, the allegation is that there are three types of fraud going on:

          1. Invalid ballots: duplicate ballots, dead people, out-of-state, no signature, Sharpie marks, etc. These could have been mailed or drop-boxed at any time and would be(?) mixed in with legit ballots. With a proper count, there are almost enough of these ballots to put Trump ahead, even without fraud.
          2. Manufactured ballots. Someone (lots of people) filled out a lot of blank ballots and had them ready to go. When Trump pulled ahead, these boxes of ballots were “found” and driven to counting centers, around 3 a.m. This is where the bulk of the ballots seems to be.
          3. Software glitches. Like the county in Michigan which switched 6000 Trump votes to Biden. That alone is enough to swing the state.

          By that way, on election night the MSM reported a “water main break” in Atlanta which would delay the vote count. Did anyone else hear this? I thought it was highly suspicious. Oh sure, that would provide more time to “find” and deliver lots more ballots.

          No matter who takes office, 71+ million Trump supporters will NEVER believe that this was a fair election. Those top Dems talk about “healing the country” but the only one who believes it is Joe himself.

There is however a record that activity occurred. Looking through videos the past few days, many people were recording TV election night and you can see thousands of votes go from Trump to pedo joe in an instant.           But the paper ballots largely still exist. The electronic vote switch can be easily detected with a recount, as is already planned in Georgia and IIRC Wisconsin. So we’ll find out.

          Then there’s the 450,000 votes that had one selection: pedo joe only. Who takes a ballot and selects one candidate? And how is it possible 450,0000 did on the same night (all in key swing states, how is that possible) , that magically got into the system after midnight?

    “When I asked about this impossibility of each ballot having the same birthday occurring in 1900, I was told that was the instruction that came down from the Wayne County Clerk’s office,” Cushman said. “I was surprised and disappointed at the preponderance of dishonesty, irregularities, and fraudulent tactics at the November 3, 2020 election at the TCF Center.”

      My ballot said in big letters don’t use a sharpie, it could cause your vote to be disqualified. In Phoenix, poll workers were handing them out and even tried to snatch regular pens from voters if they insisted on using them. Nothing to see here!

        1. I was up at the time in 2016 and observed the same phenomena in real time. Certain cities just stopped giving updates to the vote count (I think Atlanta was definitely one of them). Unless you were watching in real time you wouldnt catch it and the media are useless.. It was obvious something odd was going on and when it resumed, Trump increased his leads. I figured some people got religion at the end of a barrel, but it could have all been electronically done.

        A Pennsylvania postal worker who became Repubicans’ star witness after saying he was aware of widespread ballot tampering by the U.S. Post Office has recanted his claims.

        GOP donors paid have him $136,000 via a GoFundMe campaign.

        “Richard Hopkins’ claim that a postmaster in Erie, Pa., instructed postal workers to backdate ballots mailed after Election Day was cited by Sen. Lindsey O. Graham (R-S.C.) in a letter to the Department of Justice calling for a federal investigation,” The Washington Post reports. “Attorney General William P. Barr subsequently authorized federal prosecutors to open probes into credible allegations of voting irregularities and fraud, a reversal of long-standing Justice Department policy.”

        Hopkins has now signed an affidavit recanting his false claims, which the House Oversight Committee noted in a Twitter thread.

        But last week James O’Keefe’s Project Veritas, a far right wing propaganda machine that specializes in creating false narratives for Republicans to use against the left, promoted Hopkins’ allegations. Later Hopkins allowed his name to be used.

        “He was instantly celebrated by Trump supporters,” The Post notes.

        On Saturday O’Keefe called Hopkins “an American hero.” By Tuesday a GoFundMe page bearing Hopkins’ name “had raised more than $129,000 by Tuesday morning, with donors praising him as a patriot and whistleblower.”

        A video on that page shows a man identified as Hopkins, delivering the mail. The video at one point has a finger blocking the camera lens.

    former top adviser to President Donald Trump said time is running out to provide evidence to support claims of election fraud.

    On Saturday, the Associated Press and other media outlets said former Vice President Joe Biden had won enough electoral college votes to be the next president. Lawyers representing Trump’s re-election campaign have fired off a number of legal challenges to the results, none of which have resulted in votes being thrown out.

    “Allegations are not enough, and everybody knows this,” said Mick Mulvaney, former acting White House chief of staff and director of the Office of Management and Budget, in an interview with Yahoo Finance Live. Lawyers “have to put up or shut up on the evidence for the lawsuits. You can’t go out on TV and say, ‘they’re stealing the election,’ and not back that up with facts.”

    Suits have been filed in five states alleging various ballot and voting irregularities; several cases have been thrown out. On Monday, the Trump campaign filed suits to try to stop election officials from certifying results in Michigan and Pennsylvania, claiming fraud.

    According to the latest ballot count, Biden was ahead by 47,525 votes in Pennsylvania and by 146,123 in Michigan, with 99% tallied in both states.

    “There are small instances of voter fraud in elections,” said Mulvaney. “It’s in the single digits sometimes, but it doesn’t move elections typically to 30,000 or 40,000 people. The difficulty is that so many people voted by mail, and it’s hard to grasp how many votes are still out there remaining to be counted.”

    In March, Trump replaced Mulvaney with Mark Meadows as White House chief of staff. Mulvaney, who recently participated in the Greenwich Economic Forum, is currently serving as the United States Special Envoy to Northern Ireland, and co-founded a hedge fund, Exegis Capital.

    Trump has made numerous unsubstantiated claims about election fraud in a steady stream of tweets and public comments over the past week.

    Waiting for the count to be completed and alleging fraud are two different approaches, however, and Mulvaney said of the latter,

    “you can’t continue that forever. Sooner or later, you have to admit that you won or lost.”

    Joe Biden has won the presidency. But the current president of the United States, Donald Trump, is attempting a coup in plain sight. “I WON THIS ELECTION, BY A LOT!” he tweeted on Saturday morning. This came after he demanded that states cease counting votes when the total began to turn against him, after his press secretary shocked Fox News anchors by arguing that legally cast votes should be thrown out.

    The Trump administration’s current strategy is to go to court to try and get votes for Biden ruled illegitimate, and that strategy explicitly rests on Trump’s appointees honoring a debt the administration, at least, believes they owe. One of his legal advisers said, “We’re waiting for the United States Supreme Court — of which the President has nominated three justices — to step in and do something. And hopefully Amy Coney Barrett will come through.”

    If that fails, and it will, Mark Levin, one of the nation’s most popular conservative radio hosts, is explicitly calling on Republican legislatures to reject the election results and seat Donald Trump as president anyway. After Twitter tagged the tweet as contested, Trump’s press secretary weighed in furiously on Levin’s behalf.

    That this coup probably will not work — that it is being carried out farcically, erratically, ineffectively — does not mean it is not happening, or that it will not have consequences. Millions will believe Trump, will see the election as stolen. The Trump family’s Twitter feeds, and those of associated outlets and allies, are filled with allegations of fraud and lies about the process (reporter Isaac Saul has been doing yeoman’s work tracking these arguments, and his thread is worth reading). It’s the construction of a confusing, but immersive, alternative reality in which the election has been stolen from Trump and weak-kneed Republicans are letting the thieves escape.

    This is, to borrow Hungarian sociologist Bálint Magyar’s framework, “an autocratic attempt.” That’s the stage in the transition toward autocracy in which the would-be autocrat is trying to sever his power from electoral check. If he’s successful, autocratic breakthrough follows, and then autocratic consolidation occurs. In this case, the would-be autocrat stands little chance of being successful. But he will not entirely fail, either. What Trump is trying to form is something akin to an autocracy-in-exile, an alternative America in which he is the rightful leader, and he — and the public he claims to represent — has been robbed of power by corrupt elites.

    “Democracy works only when losers recognize that they have lost,” writes political scientist Henry Farrell. That will not happen here.

    The corruption of the GOP will outlive Trump’s presidency:

    Members of the Trump family are explicitly, repeatedly, trying to make the acceptance of their conspiracies a litmus test for ambitious Republicans. And it is working. To read elected Republicans today — with a few notable exceptions, like Sen. Mitt Romney — is to read a careful, cowardly double-speak. Politician after politician is signaling, as Vice President Mike Pence did, solidarity with the president, while not quite endorsing his conspiracies. Of course every legal vote should be counted. Of course allegations of fraud should be addressed. But that is not what the president is demanding — he is demanding the votes against him be ruled illegal — and they know it.
