A Growing Percentage Of Sellers Quickly Learn That They’ll Have To Get Real

Previously, it was a challenge to sell over $350,000, but looking at the current market showed a seller’s market with some prices reaching up to $800,000. The average sales price dropped 5.8% in January, but jumped back up 19.9% in March. April it was down 7.1% and June it went up 15% only to drop 10.6% in July. August increased 5.4%.”

“It appears that if a property is properly priced, then the number of showings and multiple offers are occurring, which drive the prices up above the listing price,’ Rick Kane, broker for Westhills Realtors said in his report. A potential problem with that is, a home needs to be appraised for the sales price or above. ‘In a rising market, the issue becomes lack of comparable sales in order to justify the higher offers,’ Kane said. ‘It can create issues where a buyer is willing to pay. more, but the lender will not lend them the money due to a lower appraisal.'”

The South Florida Sun Sentinel. “Some home sellers are getting greedy in the scorching housing market, and it’s backfiring on them. Many are setting their prices too high, trying to squeeze out every dollar from buyers who are willing to pay well over the asking price, often with cash. A growing percentage of sellers quickly learn that they’ll have to get real. ‘Many of the price cuts are a result of sellers getting overconfident in this market and asking for too much,’ said Eli Beracha, professor of real estate at Florida International University.”

Meaning, the median sale price went up 29.9 percent.”

Nevada real-estate agent Sean Gotcher criticizes the ‘iBuying’ business model, in which companies buy and sell homes for a profit. Gotcher argues that the company will buy 30 homes at one price, and then purchase a 31st home at a higher price. ‘What that just did is create a new comp,’ Gotcher says, referring to comparable prices on nearby properties, which appraisers user to determine the value of a home for sale. He then says the company can turn around and sell the other homes at that new, higher price.”

“If you could rig the residential housing market that easily, the Realtors would have done it long ago,’ said Gilles Duranton, a real-estate professor at the University of Pennsylvania’s Wharton School. ‘Doing this would be short-sighted. If house prices keep rising like crazy, they will eventually crash.'”

“The Federal Reserve warned on Wednesday that it’s close to being ready to taper the bond-buying program that’s been in place throughout the COVID-19 pandemic to boost the nation’s economy. In a speech following the central bank’s meeting, Fed Chairman Jerome Powell indicated that the bank could ‘easily move’ to scale back those purchases when it meets again in November. Additionally, the Fed signaled that an interest-rate hike could come sooner than expected in 2022.”

“‘The era of sub 3% mortgage rates may be behind us already by the end of this year,’ said George Ratiu, manager of economic research at Realtor.com.”

Currently, the official interest rate in Australia is at an all-time low of 0.10 per cent, making the cost of borrowing money extremely cheap.”

Tightening restrictions on lending is among major recommendations from the IMF to take the heat out of the property sector along with ramping up home building and reforming generous housing-related tax benefits.”

That’s about three times the rate of annual home price inflation the community saw in the 20-year-period before the Great Recession.”

From Reuters. “Sales of new U.S. single-family homes increased for a second straight month in August, but demand for housing has probably peaked after a COVID-19 pandemic-fueled buying frenzy. The report from the Commerce Department on Friday also showed the supply of new homes on the market last month was the largest in nearly 13 years, with prices unchanged on a monthly basis. It followed on the heels of news on Wednesday that sales of previously owned homes fell in August.”

“‘These data suggest that the surge in new home sales during the pandemic has ebbed and inventories of unsold homes have risen to a more normal level in relation to sales,’ said Conrad DeQuadros, senior economic advisor at Brean Capital in New York. ‘This report and the existing home sales data for August suggest that a considerable portion of the flow adjustment of sales to higher demand may have taken place.'”

    I’ll make a point that seems to elude the REIC media. Why were shack loan interest rates so low for decades? Because prices were stable for decades. Maybe 1% increase, or a little higher if there was inflation.

    Now suppose you had $600,000 in cold cash. Would you lend that to some goof to buy a shack with prices jumping around like this? Probably not. But most importantly, would you make that loan at 3%? Oh hell no. You’d demand a risk premium. After all you could be wiped out in a month.

    Another thing the REIC isn’t saying. If prices can go up 50% in a short time, they can fall just as much and as fast.

    The Arizona audit of the 2020 election found that Maricopa County officials deleted election-related computer data the day before the voting machines were handed over to the audit team.

    Digital forensic expert and analyst Ben Cotton reminded the audience at the audit presentation that election materials are federally mandated to be preserved for 22 months, but some of the materials examined in the audit showed they were either tampered with or deleted entirely.

        1. Here are some deets on why 70% is no longer enough. Years ago, modelers worked out how much of a population needs to be vaccinated in order to stop spread (herd immunity), based on R0 value and the effectiveness of the vaccine.

          Here are some examples:
          Mumps: R0=4-7… herd immunity at 75% vax
          Diphtheria: R0=6-7 … herd immunity at 85% vax
          Measles: R0=12-18 … herd immunity at ~90% vax

          (all of these vaccine, btw, require boosters)

          Alpha COVID is estimated to have an R0 value of ~3, less than mumps, and the mRNA vaccines had been 90% effective. That’s why we would have gotten herd immunity around 70%. At the time, the CDC was correct.

          But Delta COVID is estimated to have an R0 value of 6-7, and the mRNA vaccine are only 70% effective. So we would need a vax% closer to 85%, like for diphtheria. Sorry, but them’s the breaks. You can’t blame the CDC for this.

          Between vaxxing and infections, I think we will get to herd immunity soon, especially now that schools are in session and kids are spreaders.

          The thinking at WHO/CDC/FDA 🙄 is to use masks and distancing to slow the spread as to not overwhelm the hospitals. I don’t agree with the reasoning but I understand it. (btw, I see people masking, but NOBODY is distancing, even in grocery stores.)

          However, I’m not confident that masks stop the spread of Delta. This might be a good thing. Faster spread means we’ll all be exposed and get immunity all the quicker. When the virus runs out of non-immune people to infect, then case count will decrease. The CDC will try to credit the masks for the success, but more likely it will be due to herd immunity. But no matter the cause, if case count drops, then the CDC will be forced to lift the mask mandates.*

          As for variants, I think of it this way: suppose you learned to drive on a 1995 Toyota Corolla. Your old Corolla dies and gets junked, and suddenly you’re forced to drive a 2020 Cadillac Escalade. Even if you didn’t train on it and it’s very different, the Escalade still a vehicle. You know, roughly, how to operate it, but you’re more likely — but not necessarily 100% certain — to get into an accident. Vaccines are similar.
          They can still provide some immunity against new variants. **

          As for sorting out, here is what I expect to happen in the next few years:
          1. The virus will eventually run out of viable mutations and variants, and settle on a dominant variant. This will make research much easier as the virus won’t be such a moving target.
          2. Just like the virus itself, vaccines will evolve and compete, and the best one will eventually prevail (assuming that smaller vaccines are not suppressed by Big Pharma). My guess is it will be a next-gen vaccine tailored to the final variant, probably with one booster like most vaccines. J&J, Novavax, AZ, China/Russia…injection or nasal vaccine… It’s entirely possible (I hope) that Pfizer and Moderna shots will be superseded by a next-gen vaccine that is safer, provides stronger and longer protection, and doesn’t need endless boosters.
          3. Research on treatments — namely Ivermectin and HCQ — will complete their gold-standard double-blind RCT studies. If those studies show success, then FDA will have no more excuses to deny doctors from prescribing them, even if off label. I think treatment is the tack that the third-world of the world will take. India has already proven it. The pills are cheap and room temperature.

          One thing I *don’t* believe will happen: The greedy CEO at Moderna suggested that 6 billion people will need to be double-injected yearly. Apparently he thinks that developed countries will foot the bill for this, lining his pockets in the process? Not gonna happen. The US can’t afford it and China/Russia don’t care.
