From WESA in Pennsylvania. “The cost to buy a home in the Pittsburgh region has increased by at least 20% since 2016, according to a new analysis. Some neighborhoods, such as the East End, Lawrenceville and parts of the North Side, saw home prices nearly double. The County may turn its focus toward offering more homeownership programs in the next few years, according to Lance Chimka, director of the Allegheny County Economic Development agency. ‘This is a way to create wealth in families and we should be supporting that as a public entity,’ Chimka said.”

“While the city has pockets of overheated markets, Chimka notes the county has far more transitional markets with a glut of housing supply and depressed housing values.”

The Kansas City Star. “Doug Shafer took all the classes. He passed the test. And every two years, he must show proof of continuing education and request that Missouri renew his license to sell homes. Yet many of the people who knock on doors, send postcards and hang up signs looking to buy houses in Kansas City face none of those requirements. Shafer and other agents say the city and state should do more to regulate real estate wholesalers, who often target poorer neighborhoods as they hunt for properties they can flip for a profit.”

Declines in San Francisco County hit 53 percent; in San Clara Clara County 52 percent; and in San Mateo Count 48 percent. ‘Domestic entrances are down across the state, but the Bay Area has seen the biggest drop,’ report co-author Evan White said. ‘San Francisco, San Mateo, and Santa Clara counties have all lost population to migration for the first time since at least 2016 because of these new patterns.'”

“Report authors did not speculate why the San Francisco area was disproportionately represented in the exodus trend. But it’s been widely reported that residents there are increasingly tired of the growing crime rate and sense of lawlessness among some taking advantage of the city’s lax shoplifting laws.”

“While state exits are up ‘slightly’ compared to pre-pandemic times, they’re not much higher than researchers studying long-term trends expected, said report co-author Natalie Holmes. ‘There’s been a slow, steady increase in the number of people leaving California for other US states over the past decade,’ Holmes told DailyMail.com. ‘What surprised me more was the drop in new entrances to California from other US states.'”

From Business Insider Australia. “Nearly one five sellers in Sydney’s premium suburbs slashed their prices by around 7.4%, or $203,315, according to Domain. It comes as property listings soared ahead of demand. Nicola Powell, chief of research and economics at Domain said more vendors were likely to cut their asking prices to get a sale in coming weeks. Data showed that more than one in seven vendors in Sydney’s eastern suburbs have reduced their asking prices by around 7.6% on average — or $273,600 off the median price — and a similar proportion in the inner west sliced asking prices by around 5.2%.”

“In North Sydney and Hornsby, and in Melbourne’s inner south asking prices were similarly revised down by up to 6.1%. The number of property listings under 30 days had jumped 76% in the northern beaches and by 74% in the eastern suburbs since August, data from SQM Research shows. Meanwhile, stock levels had more than doubled in the inner-west and leapt 158% in the inner south-west during the same period.”

“‘These premium markets in Sydney and Melbourne have led the upswing and seen exceptional growth through the housing boom, and they are much further along the price cycle,’ Powell said. ‘So this is a real indication of where we are in the price cycle because the premium end is now slowing.'”

“Powell said more vendors were likely to cut their asking prices to get a sale in coming weeks. More than one in 10 vendors in Sydney’s Ryde, inner south-west and Sutherland have reduced their asking prices and a similar proportion of vendors in Melbourne’s outer east have also lowered their expectations. ‘Listings have gone up substantially in recent weeks, which means buyers can now take their time as they have more options and no longer have to battle it out,’ Powell said. ‘It made buyers more wary about overpaying, so I think sellers have to be more realistic to meet that expectation on pricing.'”

          Agree with your white oak (or other species) thinking – likely will just use what I can find for now and spend my time on the woodworking, rather than spending days driving around trying to find a handful of boards.

          Ever use a chainsaw saw mill? Been thinking about one of those as we have a handful of large eastern red cedars to clear out…could just try to mill my own.

    This is consistent with what I hear and see on an almost daily basis from my lovely wife, whose ear is attuned to the real estate grapevine. We know a huge number of families who sold their California homes, cashed out their $1 million or so in home equity gains, and left the state for good. Another smaller group of families have either relocated more locally, or in a few extreme cases, simply sold their homes and commenced renting locally to wait out the real estate price collapse they anticipate.

    It’s pretty interesting to watch all of these strategic real estate investing maneuvers from the vantage point of a renter with no dog in the fight!

      Chinese property developers have been hit by record numbers of downgrades from international credit rating agencies this year, as Evergrande’s collapse fuels concerns over the health of China’s economy.

      The downgrades come after Beijing introduced measures last year to cool an overheating property market and a liquidity crisis that is threatening to spread to more trusted borrowers.

      Moody’s, Fitch and S&P downgraded Chinese developers’ ratings 43, 54 and 30 times, respectively, in 2021, compared with six, 12 and 11 in 2020, adding further pressure on their ability to refinance offshore debt during a housing slowdown.

      A Financial Times data analysis of the biggest borrowers shows that while riskier developers were subjected to significant downgrades in the past year, the ratings of investment-grade companies were largely unchanged. Credit ratings of triple B minus and higher are investment grade, while those below are high yield.

      Buoyed by China’s rapid urbanisation, the country’s real estate developers are large borrowers domestically and overseas, and in Asia they make up a big portion of the region’s $400bn corporate high-yield bond market. They came under stress after Chinese president Xi Jinping’s government moved to constrain their leverage over fears of asset bubbles in the property sector.

      — Nothing the Fed announced at its meeting last week was bullish, but that didn’t stop stocks from making new highs the very next day. Bulls have become so accustomed to new highs that they salivate whenever the market sells off more than a couple percentage points.
      — Bulls bought the decline leading up to the Fed meeting and continued buying the day after, despite the bearish result. We believe this is part of a psychological phenomenon known as “anchoring”, which occurs when people become anchored to a belief that things will always continue to be the way they have been.
      — Stocks were the biggest beneficiaries of the Fed’s easy money policy, so it makes sense to assume they could wind up among the largest victims of its opposite.

      “Don’t fight the Fed,” has been a winning mantra since the Financial Crisis of 2008 / 2009. The Fed made stocks the only game in town when it lowered short-term interest rates to zero and forced investors into a “risk-on,” TINA (there is no alternative) mindset. The stock market stumbled along the way, but Federal Reserve policy kept interest rates low enough to prevent real damage to the bull market. Then Covid hit and stocks collapsed, falling 36% in just 5 weeks.

      The Fed responded the same way as during the 2008 / 2009 Financial Crisis. It slashed short-term interest rates to zero and promised to buy boatloads of bonds and mortgage-backed securities. The stock market responded immediately, making one new high after another, rewarding traders who “bought the dip.” E-mini S&P 500 futures made a new high on Thursday, December 16th, posting an incredible 21-month gain of 118% from March 2020 Covid lows. That move was short-lived.

      The rapid spread of the uber-contagious Omicron variant is being blamed for the two-day sell-off that followed. (The S&P 500 was down 4% from its high as of Monday’s close.) We believe it has more to do with the Fed’s announcement to switch into tightening mode to combat inflation. Doing so will remove the “Fed Put” that has made buying the dip in stocks a no-brainer until now. Jerome Powell and Company just told us what they intend to do. It will not be friendly for stocks. We shouldn’t fight it.

    2. Short answer: yes. The Market listened to Powell’s taper talk and gave him three answers:

      1. We’ll believe it when we see it. Jay-bud tried to taper in 2018, we threw a tantrum, and Powell Pivoted. He won’t even make it through taper much less rake hikes. Until then, business as usual.
      2. Even if there’s a taper and rate hikes — see #1 — that won’t be for at least 4-5 months, and we still have time to get out at the top. Until then, business as usual (cf. 1999).
