We’re Seeing Price Reductions Across The Board Because Buyers Just Don’t See The Value

A report from WBIR TV. “Changes by the U.S. Department of Housing and Urban Development can impact thousands of potential homebuyers across Tennessee and millions across the country. In a letter to the Federal Housing Administration from HUD in March, the government agency announced there will be changes to who qualifies for an FHA-insured mortgage based on its updated residency requirements to align with the Trump Administration’s policies. Lane Gonzalez is a loan officer with Eustis Mortgage. He said FHA is one of the many loan programs offered in the United States and it’s one of the most popular. ‘One of the reasons why FHA is so popular is because it only requires a 580 credit score in order to qualify,’ Gonzalez said. The shift went into effect on May 25, 2025. The policy change now only allows U.S. citizens and lawful permanent residents, such as green card holders, to access the program.”

“The change leaves non-permanent residents without access to a home loan through the FHA. This includes people with work or student visas, Deferred Action for Childhood Arrivals (DACA) recipients and others. ‘This is impacting families,’ Gonzalez said. ‘They’re at the precipice of buying their own home and the rug gets pulled out from under them.'”

Treasure Coast Newspapers. “It’s arguably a buyer’s market for condominiums and townhomes on the Treasure Coast. So why are prospective buyers not jumping at the opportunity to own a slice of high-rise paradise? In the midst of Florida’s ‘condo crisis’ — a confluence of rising insurance rates, market uncertainty and new state inspection regulations — the total number of Treasure Coast condominium and townhome units listed on the market is about 64% greater than five years ago, during the COVID-19 pandemic, according to a TCPalm analysis of local Realtor data. The Treasure Coast condo market now is ‘roughly’ half as bad as it was during 2008 recession levels, said Jonathan Lickstein, president of Broward, Palm Beaches & St. Lucie Realtors. ‘Condos are moving slow as molasses.’ Indian River, St. Lucie and Martin counties each has seen increasing inventory. All three Treasure Coast counties leaned more toward a buyer’s market for condos and townhomes since last year: Martin: 9.8 months of inventory in April, up from 6.4 in April 2024. St. Lucie: 11.8, up from 7.6 in April 2024. Indian River: 14.1, up from 8.9 in April.”

Islander News in Florida. “It looks like Key Biscayne’s real estate outlook has trended toward a buyer’s market, according to several experts in the know. According to Redfin, the median sale price of a home (all types) on the island was $1.34 million in April, down 12.7% over last year. In comparison, the median sale of homes sold in April 2023 hit $2.4 million, the highest mark since April 2020. The median sale price per square foot was $819 this past April, down 14.8% from a year ago. Rocket mortgage said, ‘If you’re buying a home in Key Biscayne, you may be able to get a good deal — 88.9% of homes here sold below asking price last month.’ 5-bedroom properties dipped a whopping 29.4%, going from $6.1 million in April 2024 to $4.3 million when listed in April this year. When it came to the condo market, Redfin found the median sale price on Key Biscayne was $1 million, 35.4% less than a year ago.”

The Boston Globe in Massachusetts. “Put yourself in the shoes of a first-time home buyer. After several competitive open houses, you come across a beautiful antique Colonial for sale in Dedham, built in 1801. Is this a house you’re going to put in an offer? The answer, increasingly, is no. ‘Antiques aren’t for the faint of heart,’ said Pamela Bathen, a broker associate with Oak Realty in Ashland. ‘Antique homes clearly need to be puttered with, because they’re 200 years old. They can be hard to sell, and I get it. If you’re two software engineers who leave for work at 6:30 in the morning and get home at 5:30 at night, you don’t want to putter with your house.’ Millennials entered the market and started prioritizing living in walkable downtowns, where many antique homes were built. They continued buying antiques through the pandemic, but now the market has changed. ‘Inventory is up 20 percent,’ said Dana Bull, a real estate advisor with Compass in Marblehead, explaining buyers have more choices. ‘People are going back to really thinking, ‘Do I actually want an antique?'”

Arizona’s Family. “Across the country, home sellers are dropping prices, and Arizona is leading the way. According to Realtor.com, 28% of listings in Arizona saw a price reduction in April, which was significantly above the national average of 18%. ‘Sellers have been over-enthusiastic about their pricing, and because there haven’t been a lot of comparable sales, the agents are sometimes like, ‘OK, let’s try it.’ And then as we get into it and we’re not seeing a lot of showings, or we’re seeing showings but no offers, that’s telling us it’s overpriced,’ said Sindy Ready, president of Arizona Association of Realtors. ‘The reality is it’s not the agent and it’s not the seller that sets the prices. It’s the market and what the buyer will pay.’ One of Ready’s recent listings in central Phoenix is getting a new roof installed this week. ‘We’re going to close on this is week, and we are just below $700,000,’ she said. It’s about $50,000 less than the original price.”

“Even sellers with seemingly competitive prices are making cuts. ‘We’re priced $50,000 below the comparable sales in the neighborhood, which is great, but buyers aren’t offering that right now,’ said Melissa Bailey, the listing agent for a four-bedroom, two-and-a-half-bath home in Gilbert. It’s been on the market for a few months, and the sellers have reduced the price by about $70,000. ‘It doesn’t matter whether it’s a $300,000 house in Maricopa or a $2 million house in Gilbert, we’re seeing price reductions across the board because buyers just don’t see the value in homes right now,’ Bailey said.”

The Pioneer in California. “The real estate market in our corner of Contra Costa County is undergoing a noticeable shift this spring. After years of rapid growth and intense competition for buyers with limited inventory, we’re now seeing signs of a more balanced market emerging. Some properties are selling quickly – often still receiving multiple offers, especially if they’re competitively priced and move-in ready. Others, meanwhile, are lingering on the market longer and undergoing price reductions to attract attention. This mix of activity suggests we are transitioning from a seller’s market toward one that offers more opportunities for both buyers and sellers. It’s no longer enough to simply list a property and expect immediate results; strategic pricing, preparation and strong marketing are more important than ever.”

From KSTP. “Layoff notices will start going out to some state workers this weekend, as key budget bills have yet to be passed and signed into law. ‘It makes me feel very worried,’ said Megan Dayton, a demographer in the Minnesota Department of Administration. ‘Both myself and my husband are employed by the State of Minnesota, so we would both receive layoff notices, which means care for our kids and paying for our house and car becomes very uncertain.’ Dayton is also president of the Minnesota Association of Professional Employees, or MAPE, a union representing 18,000 government workers in Minnesota. ‘There’s a lot of fear, a lot of uncertainty, a lot of frustration,’ Dayton said.”

But take a closer look, and you’ll see a surprising trend: some of those new units are sitting empty. ‘Our current vacancy rate is 12.5% within Bozeman city limits,’ said Casey Rose, a commercial real estate broker at Sterling CRE Advisors in Bozeman. That may not sound alarming on its own, but in a small market like Bozeman, it’s a major shift. Rose explained that a healthy vacancy rate typically sits around 5%, a level he described as the ‘homeostasis’ of the rental market. ‘There are still over 3,000 units in the planning pipeline. We would anticipate that a lot of those projects would not be moving forward due to the current vacancy rates,’ Rose explained. Rose says that Bozeman’s market is especially sensitive to changes like this. In larger cities like Los Angeles, it might take 50,000 units to swing the vacancy rate by five percent. In Bozeman? Just 300. According to Rose, Bozeman’s housing landscape has shifted over the past year, from a landlord’s market to a tenant’s market.”

CBC News in Canada. “Real estate broker Nanda Puchimada, who recently helped a client buy in Hamilton, said price drops are consistent across the GTA, but vary by housing type. ‘The steepest declines are in high-end detached homes,’ he said. ‘Properties over $1.5 million have seen the biggest hits, while condos and townhouses have dipped more modestly.’ Meanwhile, inventory is rising. ‘Hamilton has seen a 30 to 35 per cent jump in listings,’ said Puchimada. ‘A lot of that is due to upcoming mortgage renewals. Owners who locked in low rates a few years ago are now facing much higher payments.'”

The Globe and Mail. “A number of red lights are flashing across the dashboard of Canada’s consumer credit market, according to Equifax. On everything from credit cards to mortgages, a growing share of borrowers is increasingly struggling to make their monthly debt payments, the numbers suggest. Signs of strain are particularly acute among young people and those living in Ontario, with missed payments rising even as many consumers are cutting back on spending, the data suggest. A shaky labour market may also help to explain why Ontario has emerged as what the report dubbed ‘a hotspot for financial stress in Canada.'”

Across Canada, mortgage delinquency levels have risen to the highest they’ve been since the period around 2016 and 2017, shortly before Ottawa introduced mortgage stress tests, a stricter way of vetting mortgage applicants’ finances to prevent overborrowing. Those rules caused the number of missed mortgage payments to drop and remain lower for years, Ms. Oakes said. But now mortgage delinquencies have crept back up even with the stress test in place, she noted. ‘That is not yet showing signs of levelling off to any degree. So that’s where we are particularly concerned,’ she added.”

She and a family member are part of a group of 30 investors who have taken legal action in the Supreme Court of Victoria against Lion Property Group. She says they joined the action because her family member, a retiree in his late 60s, is concerned about the fate of the money he invested – most of his retirement savings – in the property developer and investment manager. The action seeks to learn more about what has happened to the money invested in a scheme believed to have raised between $140 million and $200 million from 350 investors since 2018.”

Some of the development projects they invested in have faced delays of up to five years, and some are yet to start at all. The court has already heard there are concerns that Lion’s projects operated like a Ponzi scheme. Court documents reveal the investors have also accused Lion and its managers – the charismatic John Sader and award-winning mortgage broker Garry Pesochinsky – of misleading investors and running unregistered managed investment schemes for as many as 18 different investment projects.”

“Soon news travelled through Lion’s investors about the sale of one of the handful of projects fully completed through the scheme. Named the Zenith, it was an immaculate renovation of a historic home in one of Brisbane’s best suburbs, Hamilton, and had sold for $10 million – but Lion had not distributed the majority of the money to the investors in that syndicate, the court has heard. Then it acknowledged it had made payments to some, but not all, investors in the project on a ‘progressive’ basis, it is alleged. Around this point, panic set in for many of Lion’s customers.”

“Worse still, land titles for the properties included as exhibits to the affidavit allegedly showed Lion had taken out millions of dollars of additional mortgages, in some cases up to three, over the development sites. Some of these new undisclosed mortgages allegedly had interest rates of up to 30 per cent a year. On top of this, Lion had then failed to repay some of the mortgages and the lender had taken possession of the property, it is alleged in the affidavit. Last week, one of those sites in Brighton was sold to new owners. Lion confirmed in response to this masthead’s inquiries that another two properties had also been sold as mortgagee in possession.”

“In court in April, counsel for the investors, Justin Graham, KC, described Lion’s projects as a Ponzi scheme. ‘On examination of the defendant’s business model and the materials they’ve so far denied to show us, the defendant’s projects are being operated as a giant Ponzi scheme,’ Graham said. ‘It is riddled with conflicts, and money and assets are being used hither and thither for wherever it is needed in the group in order to stave off the most pressing creditors.’ Shaun Newberry is also seeking answers about the fate of his wife’s investment in one of Lion’s syndicates. ‘I just want accountability,’ he says, adding that he is worried the scheme will go ‘belly up’– a live prospect given Lion’s own court admission of concerns around its solvency.”

    Dozens of illegal aliens were apprehended during an immigration enforcement operation targeting two upscale island enclaves in the sanctuary state of Massachusetts.

Hyde. “ICE officers and FBI, DEA and ATF agents worked together to arrest a significant number of illegal alien offenders which included at least one child predator.”

    It was late on Nov. 5 when Estrella and her husband, Chivo, realized their lives were about to change. The couple had called Oregon home for decades, but as they sat in their living room that night, eyes glued to the election results appearing on TV, they inched closer to a life-altering decision.

    “Why, why, why?” Estrella asked in Spanish as Donald Trump won his bid to return to the White House.

    Chivo, 63, and Estrella, 60, are undocumented immigrants, and Chivo has a criminal record. They consider Trump’s return to power, and the unsettling fear of being deported and losing all of their possessions, too big of a risk. So the couple have made the decision to leave Oregon, representing the small segment of undocumented immigrants who are heeding Trump’s warnings and effectively deporting themselves to Mexico.

    “He doesn’t want us to be here anymore,” Chivo said in Spanish, asking the newsroom to identify the couple by only the nicknames that some people call them to avoid becoming an immigration target before departing this fall.

    “And before he locks us up, it’s better for us to find a path that’s best for us.”

    An estimated 120,000 undocumented immigrants live in Oregon and, advocates say, similar considerations are being made in households across the state, if not the nation.

    Estrella and Chivo had been debating whether to return to their hometown, near Guadalajara, to help care for Chivo’s elderly and ailing father. But they didn’t settle on a decision until after they saw Trump was sticking to his aggressive immigration enforcement plans, which include targeting undocumented immigrants with criminal histories.

    Chivo fits that description. He was convicted three times for driving under the influence in the 1990s and 2000s, including once in 2007 when his blood alcohol level was more than three times the legal limit, according to court records. He was ordered deported in 2009 and he and Estrella left voluntarily, she said, but they returned in 2010. Chivo has no criminal history in Oregon in the years since.

    In all, Chivo has lived in the United States for more than 40 years. He’s planted pine trees, worked in a warehouse and at nurseries, and now does landscaping and construction. Estrella joined him more than 30 years ago and started in the fields before quickly finding steady work cleaning hotel rooms. Both pay income and Social Security taxes. They raised three of their four kids in Oregon, and are now actively helping with their nine grandchildren and two great-grandchildren.

    Until a few years ago, the couple envisioned staying rooted in the Willamette Valley with their growing family. Oregon’s sanctuary law, approved in 1987, prohibits local officials from cooperating with immigration enforcement without a judicial warrant. The couple had been on edge during Trump’s first term but thought the worst was over when Joe Biden defeated him in 2020.

    “And if Kamala Harris had won, we would be more calm,” Estrella said. “ … But no, this chamuco (devil or troublemaker) entered. He is a chamuco, you can’t call him any other way.”

    During a weekend in February, when the couple’s only son came to visit, Chivo confided that a decision had been made.

    “They don’t want us to leave,” Estrella said. “But what are we going to do? If they kick us out with nothing, it’s better to take our little belongings.”

    The couple plans to leave Oregon in early October to make it back in time for their hometown’s annual celebration, where they reconnected more than 40 years ago. Until then, they hope to spend as much time as possible with their family. No grand send-off is planned.

    U.S. President Donald Trump’s sweeping deportation campaign and hardline approach to restricting immigration, particularly from Latin American countries, has caused a knock-on effect in Spain. The country is seeing an increasing number of Latinos arriving, abandoning their American dream.

    Benjamin Enrique Berardinelli Manjarrez is one of them. The 33-year-old Colombian arrived in Madrid at the beginning of May, by way of Italy.

    “My first idea was to go to the U.S. Like many other Latinos, I have this dream of America for a better life and to make money,” said Berardinelli Manjarrez. “In one day, you can earn enough money to pay a month’s rent in Colombia.”

    He was planning to travel to the U.S. border and cross illegally, but Trump’s tougher immigration policies forced him to change his plans.

    “Many Colombian friends told me they want to go back. They don’t feel safe anymore and are scared of ICE [U.S. Immigration and Customs Enforcement] and the police,” said Berardinelli Manjarrez, who left behind a wife and a nearly three-year-old child.

    He now has to wait two years before he can apply for a special residence permit for foreigners in an “irregular situation.”

    “The U.S. is too dangerous for us now. I think the American dream is over. Now, it’s Europe,” he said.

    Spain already recorded a surge in the number of Venezuelans seeking asylum in the first quarter of 2025, with 23,724 requests, an increase of 54 per cent compared to the same period last year.

    “This is just the beginning,” said Ana María Diez, co-founder and president of Coalition for Venezuela, an international federation of Venezuelan migrant and refugee NGOs.

    “Many are now afraid to go to the U.S. with Trump’s xenophobic and anti-rights speeches,” Diez said. “Those are now giving up the American dream to try to pursue the European dream, and obviously, the gateway is Spain.”

    Spain is, indeed, an easier entry point than other countries for Latin Americans, who speak the same language and already know the culture. They also don’t need a visa to come as tourists for fewer than 90 days.

    Díaz says that in her practice she is also seeing Latinos who are already in the U.S., some with good jobs, making applications on economic or asylum grounds.

    “They all want to come to Spain now,” she said.

    However, Spain was already swamped with asylum applications before this recent wave, as tighter controls in Italy and Greece pushed many migrants to enter Europe via the Canary Islands.

    “It’s difficult to know yet what the full impact will be, but what is certain is that the system is really overwhelmed, and the procedures are extremely long,” said Díaz. “It can take a year before you get your first appointment for your application, and then you have to wait several more months for the process to be finalized.”

    Historically, Spain has one of the EU’s lowest approval rates for asylum, 18.5 per cent in 2024 compared to the European average of 42 per cent.

    “This is particularly the case for Colombian and Cuban people who don’t qualify for [asylum] status even if we know that in these countries they don’t have democracy and have a lot of issues,” said Díaz. “Authorities will say they come here for economic reasons and not for protection.”

    Alexander Jose Salazar Ramirez, a 34-year-old Venezuelan, says he feels trapped. He fled for political reasons and has been living in Peru since 2018 and in 2023 was asked to participate in a UN refugee resettlement program in the U.S.

    “I got all my documents ready, and they gave me a travel date for Feb. 13 [2025] to Chicago,” said Ramirez. “I sold all my things, quit my job, left the apartment, and a week before the flight, they told me that I could no longer travel by order of President Trump.”

    Since then, he has been in limbo, not able to return to his country for fear of being jailed.

    “I’ve been denouncing the constant human rights violations occurring in Venezuela. I’m like a target for the government. Even here, I don’t feel very safe,” said Ramirez, who says he has to start his life from scratch. “I’m really considering Spain, but for now, I can’t afford it.”

  16. The U.S. deports the wife of an Army sergeant on her birthday

    Last Friday, the United States government deported to Honduras the wife of an Army sergeant, coinciding with her birthday.

    Shirly Guardado, 27 years old, spent 11 weeks in detention at the Montgomery Processing Center in Texas.

    At that time, she missed her little son’s first birthday and her wedding anniversary with her husband, Sergeant Ayssac Correa, an active member of the United States Army.

    The couple’s misfortune began on March 13, when the young mother was arrested at her workplace by ICE agents pretending to be traffic officers.

    They told her she had to accompany them as she was supposedly involved in an accident. They never presented an arrest warrant.

    “Everything was a lie to get her out of the building. And that’s when they arrested her,” her husband reported to Telemundo 51.

    Guardado entered the United States from Honduras when he was just 16 years old. In 2022, he married Correa, with whom he had his son, a U.S. citizen.

    He was in the process of regularizing his status through the Military Parole Permit (PIP), a special program that protects immediate family members of military members from deportation.

    “We were in the final step,” the officer specified. “A month prior, he had his appointment and everything was going well.”

    However, the process was abruptly interrupted when she was placed under expedited deportation proceedings, without a hearing before a judge or the right to appeal.

    In a video call from the detention center, Guardado expressed that his detention has been extremely painful. “They are separating us as a family.”

    The young woman arrived in Honduras handcuffed on a repatriation flight alongside 140 other Hondurans. At the airport, a brother was waiting for her with a bouquet of flowers for her birthday. But she has nothing to celebrate.

    Correa, 25, is now alone with her one-year-old baby in the United States, dealing with frustration, anger, and helplessness.

    “It was an honor for me to serve. I began in 2018, I was deployed to Syria. But now I feel completely betrayed. I feel that the country to which I have given so much has stabbed me in the back,” he emphasized.

    The soldier reported that ICE has detained other spouses of soldiers, even inside military bases.

    “Supposedly, we sacrifice ourselves for the country, and they come to our homes to tear our families apart,” he said on the program 100 Days of Trump, from Noticias Telemundo.

    Martin Reza, Shirly’s attorney, emphasized that his client has no criminal record and has been checking in with ICE periodically for over ten years. “She has a citizen son, a citizen husband, and is a military spouse. None of that mattered,” he lamented.

    Correa now faces a heart-wrenching decision: stay in the U.S. or abandon his military career to reunite with his wife.

    “When I obtain the necessary permits, I will sell everything and go there with my son,” she stated.

    “I am not afraid to say what happened. With all this, they have just lost someone who was willing to give their life for their country. I do not want to continue serving a country that does not care for its people or its soldiers,” he concluded.

    U.S. Immigration and Customs Enforcement agents made multiple arrests Friday afternoon at Buona Forchetta, an Italian restaurant in San Diego’s South Park neighborhood.

    A Homeland Security Investigations special agent, who didn’t want to be identified, confirmed the arrests.

    Claire Cody, a worker at Buona Forchetta, said she arrived for work at 4:30 p.m. and saw vehicles and men in U.S. Homeland Security uniforms. Cody was in tears while describing the incident.

    “Ten (federal agents) came into part of our restaurant. And they handcuffed my manager, saying they have a search warrant, and I just started crying because I knew what was happening,” Cody said.

    Cody said “about three or four” employees were arrested by federal agents.

    A large crowd began to gather and witnessed one individual being placed into a federal vehicle. Cody said agents then started taking people out through the back of the restaurant to avoid the crowd.

    The crowd surrounded the agents, yelling profanities and calling them fascists. Many people recorded the agents and the license plates of their vehicles.

    At one point, a group blocked an unmarked vehicle carrying agents from leaving the intersection at 30th and Beech Streets. After activating the sirens multiple times without success, agents used what appeared to be flashbang smoke grenades to disperse the crowd.

    Cody and other workers, who didn’t want to be identified, said the restaurant would be closed for the remainder of the day.

    “You always see this anywhere else, but then you experience it,” Cody said. “And I’m just thinking about my coworkers and thinking about their families, and this is just very unfortunate and very sad. I’m just praying that they’re OK. I’m OK. And I just feel for them.”

  18. Suspects in fatal Grapevine Lake jet ski hit-and-run could face more charges, deportation as investigation continues, game warden says

    Ava Moore, 18, was kayaking on Grapevine Lake on Sunday when she was struck and killed by a jet ski with two women on it, police said.

    The suspected driver of the jet ski, 21-year-old Daikerlyn Alejandra Gonzalez Gonzalez was taken into custody Tuesday after fleeing the scene with 21-year-old Maikel Coello Perozo, who was also taken into custody. Gonzalez and Perozo then struck two vehicles while leaving the area, police said.

    Gonzalez and Perozo are both Venezuelan nationals who are in the U.S. illegally, according to Josh Johnson, the acting Dallas field office director for Immigration and Customs Enforcement.

    Johnson said the two crossed the southern border in 2023 or 2024 and were arrested once they got to the U.S., processed and released. Once they are done with state charges, Gonzales and Perozo will be turned over to ICE and see an immigration judge to determine if they will be deported.

    As of Wednesday, Gonzalez and Perozo were being held in the Grapevine jail. Gonzalez’s bond is listed as $500,000.

    Hebron man gets 4 1/2 years in prison for child sex abuse, faces possible deportation

    A Hebron man was sentenced to 4½ years in prison Thursday after pleading guilty to sexually abusing a child he knew.

    Ivan Sanchez-Mercado, 33, pleaded guilty to aggravated criminal sexual assault, a Class 2 felony, according to a judgment order filed in McHenry County court. The charge to which he pleaded guilty was the sexual abuse of a 14-year-old, according to the complaint and indictment.

    Sanchez-Mercado had been out of the county jail on a cash bond since 2021 and was taken into custody Thursday after entering his guilty plea. He is required to serve half his prison time followed by one year of mandatory supervised release, according to the judgment order. Judge Tiffany Davis told Sanchez-Mercado that at the end of his prison time, he could be civilly committed and classified as a sexually deviant or dangerous person.

    Davis recommended in her order that Sanchez-Mercado receive treatment for alcohol and substance abuse disorder, as well as for being a sex offender, while in the custody of the Illinois Department of Corrections. She also informed Sanchez-Mercado that the conviction could affect his immigration status and that he could be deported.

    Former Kent man found with kilos of drugs will likely be deported after serving sentence

    SEATTLE — A Mexican citizen who previously lived in Kent will be spending the next 10 years in prison for drug trafficking.

    Ramon Duarte Garcia was arrested in June 2024 after a nearly four-year drug investigation. Between 2020 and June 2024, investigators seized more than 32 kilograms of cocaine, 14 kilograms of methamphetamine, 83,000 fentanyl-laced pills, 3 kilograms of heroin, and 1 kilogram of fentanyl powder, according to the Drug Enforcement Administration.

    “In this investigation, federal and state investigators worked from the streets of Seattle to drug suppliers in Mexico and Colombia,” said acting U.S. Attorney Miller. “Repeat stops by law enforcement did not stop this defendant as he brought large loads of narcotics to our community. Significant prison time is needed to stop his trafficking.”

    Case records showed that even after the stops in July and December 2023 — when methamphetamine, cocaine, and two guns were found in his vehicle –- his drug trafficking activity continued.

    During a search of Garcia’s car on Dec. 4, 2023, authorities seized 13 kilograms of cocaine, a loaded Sig Sauer 9 mm semiautomatic pistol, pistol magazines and ammunition, a shell casing, $1,716 in cash drug proceeds, a knife, and a drug ledger.

    Investigators also found what were suspected to be bullet fragments in the car’s side paneling.

    The DEA said Garcia overstayed his visa to be in the U.S. and will likely be deported following his prison term.

    A supportive housing facility in Surrey where a 60-year-old woman died of a drug overdose but was not found for 11 days has implemented changes to ensure tenants are correctly identified by staff during daily checks.

    “This tragedy has been a hard hit for all of Diane’s family and friends, and for our team. There are no words to console the grief when we lose someone we love, and this has been made so much more difficult when mistakes were made that led to the delay in finding Diane,” said a spokesperson for Foxglove.

    Diane Chandler died in her room at Foxglove Supportive Housing in Whalley in April 2024. The facility, which opened in 2022, features 130 units, comprising 66 supportive housing homes, 34 complex care beds, and 30 shelter beds.

    The spokesperson for Foxglove told the Now-Leader in an email that, “We want to share with you that the loss of Diane has not landed lightly on our team and that we feel the heaviness of our mistake.”

    “Foxglove is low-barrier supportive housing, which means that people who choose to live there can be actively using drugs and/or alcohol. Foxglove also operates a 24/7 peer witnesses overdose prevention service on site and had 101,459 interactions with program participants last year and reversed almost 300 overdoses,” noted the spokesperson. “The peer team at Foxglove actively engages people who live in the building to follow a safer using plan and to use one of the many options available 24/7 in the building to reduce the risks of using drugs in this time of a significant toxic drug supply.”

    Instead of confectionery or other snacks, it distributes life-saving supplies – naloxone, clean syringes, HIV testing kits, personal hygiene products – for free.

    Called Our Healthbox, and built by SMRT1 Technologies, an electronics company based in Nelson, B.C., the vending machine was launched at 65 Dundas Street East earlier this month. It is one of 14 such units installed across Canada since 2023. While a similar machine is stationed at Toronto’s specialty HIV hospital, Casey House, it is the city’s first Our Healthbox unit – and its first such machine to be located in a supportive housing building.

    Jolanta Radziszewska, a harm reduction and health supports supervisor for Dixon Hall, a multi-service agency that serves 10,000 of the city’s most vulnerable residents and operates the supportive housing building, said the machine breaks down barriers, allowing those in need to access these critical supplies “based on their own choices and at their own pace.”

    The machine at the Dixon Hall building is aiming to fill a gap as the Ontario government closes five supervised drug-use sites in Toronto and multiple across the province, which provided access to these supplies.

    Mina Mawani, CEO of Dixon Hall, said she is hopeful the machine will “put essential health and wellness supplies directly into the hands of our residents,” with the larger goal of “providing support to the people society ignores.”

    But the vending machines have been met with some opposition.

    Last summer, three hospitals on Vancouver Island suspended similar vending machines following scrutiny from a BC Conservative Party candidate, who argued that the machines would trap people in the addiction cycle.

    Experts warn that by not providing safer drug use supplies, individuals are at greater risk of preventable diseases. For instance, Hannah Stahl, a registered nurse with the Street Nurses Network who works in supervised drug-use sites, said individuals sometimes resort to smoking out of broken light bulbs, which are toxic, or reusing syringes for months at a time, which can spread diseases such as HIV.

    Look on the bright side: By becoming a U.S. state, we would have more pro sports and college teams to watch. We would see more pharmaceutical commercials promoting drugs, and we would have a U.S. tax system so confusing that we would have to hire accountants to handle our tax returns.

    We would experience mass shooting on a daily basis (in our schools, churches, shopping malls, theatres, music concerts and sporting events, etc).

    We would have gun-toting “Rambos” roaming our streets looking for “bad guys” or playing “warriors” in unregulated militias (like in Idaho).

    Our children would be sent to fight, supposedly for democracy, in far away places like the Middle East, Africa, Asia or Europe.

    We would “kiss-off” our environment because our politicians (like Trump) would turn our scenic country into one big “tacky” resort (like Miami, Las Vegas, Lake Tahoe, etc).

    We would have a government constantly undermining the public welfare of our people by deregulating standards, like vaccinations for childhood diseases (measles epidemics in Alberta and Texas) the Boeing scandal, or by promoting private education and private health care over public services under the guise of eliminating “red tape”). Sound familiar?

    Yes, let’s separate! Let’s destroy Canada since it’s not perfect! Eliminate the maple leaf, the Mounties, our national anthem and our public health-care system. Let’s throw away our heritage, our history, and our culture.

    Federal officials handcuffed an aide of Rep. Jerry Nadler (D-NY) in his Manhattan office on Wednesday, and the incensed congressman is pointing his finger at President Donald Trump.

    When the U.S. Department of Homeland Security (DHS) officers entered the office they handcuffed an aide and accused staffers of “harboring rioters,” the Gothamist reported on Friday, noting one staff member asked to see a warrant.

    In video footage of the incident, one person is heard saying, “No, she did not. That is not what happened,” while an officer handcuffs the aide who appears to be crying. “She pushed him back,” one of the officers says.

      Tariffs have started to affect financial markets, representing a big downside market risk.

      Even with a moratorium on U.S.-China tariff hikes and a solid consumer sentiment reading this week, economists see significant odds of a recession and “rebounding” inflation.

      That’s the outlook from the Wolters Kluwer Blue Chip Economic Indicators report for May, which highlights forecasts from 47 leading economists at U.S. manufacturers, banks, and insurance and investment companies.

      In the survey, 44% of economists predicted a “longer-lasting” inflation pick-up, and respondents placed a 47% probability that a recession will occur over the next 12 months. Additionally, economists see a 72% likelihood that U.S. inflation readings will rise “meaningfully” again over the next six months.

      The survey also predicts a rise in the U.S. Misery Index, a reading economists and market traders use as a stagflation gauge that adds the annual inflation rate and seasonally adjusted unemployment rate. The latest Misery Index reading was 6.5% in April, down from 7.3% the year prior, according to YCharts. However, economists say that’s about to change, with a significant increase expected before the year’s out.

      What are the risks to the stock market as it hits the halfway point of 2025? Here’s what some of Wall Street’s leading lights say about the market’s downturn potential.

      Stagflation Risk

      Some market experts see a threat of stagflation in the U.S. economy, which could drive stock prices lower. Stagflation is a rare but economically lethal combination of glacial economic growth, rising jobless rates and high prices.

      “Stagflation could handcuff the Federal Reserve’s dual mandate focusing on employment and price stability (inflation),” says Mike Treacy, head of market risk at Apex Fintech Solutions. “If inflation reaccelerates, the Fed might be hesitant to cut rates, which could adversely affect the stock market.”

      Stagflation could be a bigger risk than investors think. Several high-profile economic reports have assigned a high probability of “light” stagflation into next year. In fact, in its April report, Wolters Kluwer said economists saw a 63% probability of stagflation being “light” through the first quarter of 2026.

      Tariff Uncertainty

      Tariffs have already started to affect the overall financial markets, representing a big downside market risk. “We’re in a situation now with tariffs, and that’s a problem when you have something like tariffs and the market’s already going down,” says David Capablanca, a short-selling trading specialist and host of the trading-based Friendly Bear Podcast. “Now the stock market needs something to push it over the edge, which could be a black swan event that speeds up a market crash.”

      Capablanca believes global stock markets are overextended. “The stock market has increased since 2020, except in 2022. “Other than that, the market’s been going higher and higher until this year. The market doesn’t just go straight up forever, so eventually, we are due for a correction.”

      Suppose something big comes out of nowhere and blindsides people, like a war or something, that could trigger a crash. “But usually with these blindsiding things, we don’t know they’re coming,” Capablanca says. “It’s like COVID; no one knew it would happen. No one knew we’d be in a pandemic and lockdown for a few years.”

        The Federal Reserve will likely be able to lower interest rates this year, and recent data supports this outlook, Fed Governor Christopher Waller said.

        In a speech Monday morning in South Korea, Waller argued that inflation from the the Trump administration’s higher taxes on imported goods wouldn’t be persistent. He said that consumers are not acting as if they are worried about higher inflation despite recent polls saying they expect short-term inflation above 6%.
