A weekend topic starting with the Tribune in California. “Convicted fraudster and former Atascadero Citizen of the Year Kelly Gearhart was released from federal prison Wednesday. Gearhart, a former real estate developer in San Luis Obispo County, pleaded guilty to two counts of wire fraud and one count of money laundering in a Los Angeles federal court in 2014 after scamming investors out of up to $20 million. Kelly Christensen, a Los Osos victim, told the Tribune in 2014 that the financial loss ‘destroyed my life.’ He lost $73,000 after investing nearly all his savings with Atascadero hard-money lender Jay Hurst Miller, who worked as a middle-man between Gearhart and investors. Miller was sentenced to seven years in federal prison in 2015 for his role in the ponzi scheme.”

The Philadelphia Inquirer in Pennsylvania. “Brandon Mendenhall, who is based in Southern California, has described Philadelphia as the biggest market for RAD, a firm founded in Florida that specializes in buying distressed real estate then renting it out. But RAD’s official disclosures tell a more doleful story than its online ads. During the first six months of last year, the most recent period covered in RAD’s latest investment circular, filed with the U.S. Securities and Exchange Commission in January, the company’s real estate business lost $1.12 million, although the firm had relatively little debt compared with the stated value of its assets.”

“The company also disclosed that it may use new investors’ money to pay dividends to existing ones. Experts say it can be risky for an investment fund to operate this way, since it may require ever more participants to be brought on board, rather than making money from its business.”

The Real Deal. “An Idaho real estate agent stands accused of running an $82 million Ponzi scheme that preyed on devout Christian families, promising returns from Arizona property as high as 25 percent. A trial date will be set April 14 for Bradley R. Heinrichs, 41, after he pleaded not guilty to four felony counts of fraudulent schemes and artifices, illegal control of an enterprise, theft and conspiracy, the Idaho Statesman reported. He was indicted a year ago.”

“Heinrichs, who works at Anthology, a Boise real estate firm, was accused along with business partner Stephen Hatch of creating more than 30 business entities while managing 17 sets of books to buy 13 properties between January 2005 and December 2014, according to the newspaper. Prosecutors said they ran a racketeering enterprise involving the sale of real estate and promised double-digit returns to more than 110 investors.”

“A dermatologist in Boise, Dr. Richard Blickenstaff, initially invested $227,800 with Heinrichs, according to a letter to a judge from the Arizona attorney general’s office. He ponied up $100,000 more in June 2014. Five months after Blickenstaff provided Heinrichs with the $100,000, the letter said Heinrichs told Blickenstaff that Hatch had misappropriated money from the investments. When Blickenstaff asked him how he could have taken the money knowing there were red flags with regard to fraud, he said, ‘That is something I am struggling with,’ according to the letter.”

The Associated Press. “An Indiana man pleaded guilty Tuesday to running a real estate fraud scheme that persuaded investors to buy rental properties, then lied to them about the properties’ condition and whether they were even being rented. Herbert Whalen pleaded guilty by videoconference before a federal judge in New Jersey to one count of conspiracy to commit wire fraud. He had also been charged in a 2019 indictment with separate counts of wire fraud.”

“According to prosecutors, the 47-year-old Indianapolis resident scammed investors out of millions of dollars from 2016 to 2018 by disguising the poor condition of the rental properties and, with a co-conspirator at his company, Oceanpointe, drafting fake leases to make it look as though the properties were being rented. Investors who expressed concerns about the properties were paid in part to silence them, according to the U.S. attorney’s office.”

The Pioneer Press in Minnesota. “Chicago developer John E. Thomas was only a few months out of federal prison when he and his business partner Daniel Olswang purchased the former Ecolab University Center in downtown St. Paul at a foreclosure auction. He promised to convert the vacant 17-story office tower into ‘The Nicole,’ luxury apartments and office suites over a 10,000-square-foot grocery store and wine bar.”

“The grocery, Jet Express, never opened. Neither did the mezzanine-level wine bar, or any of the apartments and offices. Freedom Development Group’s promotional website for ‘The Nicole’ is still up and running, but the advertised phone number for the real estate company — of which Thomas is the chief executive officer — is not in service.”

“In December, Ramsey County District Judge Robert Awsumb appointed a receiver, the Lighthouse Management Group of New Brighton, to oversee the 1970s-era Wabasha Street property after lenders and city officials became alarmed that $472,000 in insurance and basic utilities like heating, water and electricity had gone unpaid. Those utilities had been turned off in the dead of winter, and key services like fire alarms were not in operation, according to court documents.”

“Work did indeed get underway during the pandemic, but unpaid contractors walked off the job a year ago and filed upward of $2.5 million in mechanic’s liens seeking restitution. Court documents filed in Ramsey County show at least 20 vendors are involved in the legal dispute, in addition to Westridge Lending Real Estate Investment Trust, which is trying to get back $11.7 million it lent the project in February 2020.”

“Jeremy Grabow, of Grabow Painting Services of Chisago City, said he believes his small company was one of the first to notice that the checks hadn’t arrived after a month’s labor and call it quits last February. Grabow Painting is out an estimated $120,000. Despite the lien he’s filed, he has few hopes that he’ll ever see that cash. ‘Two people in front of me are owed a lot more money than me,’ Grabow said. ‘The bank gets their money back first on any kind of sale that might happen. I’ll be lucky if I see anything. It doesn’t sound good.'”

From ABC Action News. “Realtor Laura Bohannon-Myers said many people are moving to Florida from other parts of the country, like the Northeast, with cash to spend which prices locals out of the market. ‘Instead of waiting and selling your home get a HELOC, get a Home Equity Line of Credit, pull some money out of your house as much as you can,’ Bohannon-Myers said. ‘So, you can have more cash when you’re going to buy the next house. So it’s something that if you’re not in a position where you can’t carry two mortgages, it’s a great cheat to be able to buy a better house.'”

From Realty Biz News. “More people are buying more homes ‘sight unseen’ and that has prompted some real estate agents to be much more honest in their descriptions of listings. Real estate agents are somewhat notorious for their tendency to sugarcoat everything, Colorado-based agent Jamie Eklund told the Wall Street Journal. ‘If a house is old and rundown and small, we say ‘It’s cozy and has lots of character.’ But everything has its bad side and I want to be as honest with people as I can,’ he said.”

“So while Eklund might highlight features such as the cloudless skies and sights of the snow-capped Rocky Mountains in his videos of homes around Greely, Colo., he’ll also make admissions such as ‘it smells like a farm town,’ and pan the camera to show surrounding cattle ranches. ‘If it is something that might bother you, you might want to reconsider,’ he admits in one of his videos.”

“For those relocating from city to the country, real estate pros say they want prospects to have an honest idea of what to expect from the area, as the adjustment can be tough for some. ‘A lot of times they think they’re Davy Crockett, but when they get here they’re really Betty Crocker,’ Billy Milliken, a Maine-based real estate broker, told the Journal.”

The Statesman reports that Heinrichs and his business partner, Stephen J. Hatch, allegedly created over 30 business entities while managing 17 sets of books for the purchase of 13 properties between January 2005 and December 2014.’

    ‘Heinrichs is accused of over-leveraging properties without telling investors, using investor funds to pay off other investors’ loans, and misleading investors about the value of their investments, among other alleged misdeeds.’

One cousin was fired from Aloha Airlines after a 34 year career following the airline accepting her religious exemption for not getting the death jab. The Islands are all still terribly locked down. All this to say that it would seem real estate should continue to fall across the Islands.

  8. These all time high measurements are sometimes misleading. For instance, i saw the following this morning – so interesting.

    I wonder if there are skews in the housing market – just under the surface.
    The DAXK plunged by 4.4% on Friday, and by 10.1% for the week, to 5,517. Since the all-time closing record of 6,873 on January 5, 2021, it plunged 19.7%. But wait… that all-time closing high was up only 10% from the bubble high in March 2000 – yup, that bubble that imploded 22 years ago. And on Friday, the index closed 11% below the bubble high of March 2020. Note the gigantic volatility investors went through over these 22 years to end up below where they’d started

    Top Army Colonel: ‘Puppet’ Zelensky Putting His People At ‘Unnecessary Risk’

    Ukrainian President Volodymyr Zelensky is a “puppet” who’s putting his people at “unnecessary risk” by dragging out the conflict with Russia, according to retired Army Colonel Douglas MacGregor.

    When asked on Fox Business why Russian President Vladimir Putin had targeted the Zaporizhzhia nuclear plant, MacGregor explained that he wasn’t trying to destroy the station, but was targeting Ukrainian forces who’ve embedded themselves in civilian infrastructure to avoid annihilation.

    “What you’re seeing is that the Russians have now driven what’s left of the Ukrainian forces, who are taking refuge in population centers – cities – because they have no mobility, no air defense, no air cover, no logistical infrastructure,” MacGregor said on Friday.

    “They are now mingling with the population, much as we’ve seen in the Middle East when we drove the Islamists out of business, they ran into cities, used people as shields – the civilian population – and trying to avoid being annihilated.”

    “And I think that’s essentially what’s happening today with the population being used by the Ukrainian forces to avoid destruction,” he added.

    Fox Business host Stuart Varney then asked if Putin was trying to “flatten” Ukraine into rubble.

    “No. Absolutely not. In fact, he’s worked hard to capture most of it intact, surprisingly little damage frankly, Stuart,” MacGregor pointed out. “Much less damage than we inflicted on Iraq when we went in in ’91 and again in 2003. No, I think they’re just surrounding the Ukrainian forces and they are annihilating them.”

    MacGregor went on to claim that Ukrainian President Volodymyr Zelensky is just trying to postpone “inevitable” defeat in the hopes that America comes to “rescue” him.

    “The question is, what is it that Zelensky is going to do? The Russians have made it very clear that what they want is a neutral Ukraine. This could have ended days ago if he accepted that, and then they can adjust the borders,” he said, adding that Russia’s objective is not to occupy Ukraine, but to “destroy Ukrainian forces.”

    MacGregor also suggested Zelensky is merely a “puppet” of the West who’s “putting huge numbers of his own population at unnecessary risk” by trying to drag out the conflict with Russia using propaganda.

    “And quite frankly, most of what comes out of Ukraine is debunked as lies within 24 to 48 hours,” MacGregor said. “The notions of taking and retaking airfields, all of this is nonsense. It hasn’t happened.”

    Varney then came to Zelensky’s defense, asking whether MacGregor thinks Zelensky could be considered a “hero” to his people.

    “No. I do not,” MacGregor chuckled. “I don’t see anything heroic about the man. And I think the most heroic thing he can do right now is to come to terms with reality. Neutralize Ukraine. This is not a bad thing. A neutral Ukraine would be good for us as well for Russia. It would create the buffer that frankly, both sides want.”

    “But he’s being told to hang on and trying to drag this out, which is tragic for the people who have to live through this,” he added.

    Varney again pushed back, saying he’s “inclined to disagree” with MacGregor – without offering any evidence to rebut the colonel’s statements – before ending the segment.

    MacGregor’s sober predictions and analysis over the last week have so far proven largely accurate despite over-the-top propaganda claiming Ukrainian forces are easily winning the conflict against Russia.

      Re-posting my comment: FWIW, I’m hearing the same predictions and analysis elsewhere. There’s the media war that Ukraine is winning and the real war that Russia is winning.

          Speaking of that, the contradictions in the Narrative are pretty glaring. We are told that Ukraine has “air dominance” in its territory, yet it’s begging for a NATO no fly zone. It claims to be repelling the invasion, but pleads for foreign volunteers and foreign help.

          Switching gears, per the worldometers website, there were only 16,213 new covid cases reported yesterday, and of course we know that number was exaggerated.

    A cavalcade of more than 1,000 large trucks, recreational vehicles and cars caused a traffic jam on a major highway surrounding Washington D.C. Sunday in an effort to protest ‘unconstitutional’ coronavirus restrictions, such as mask and vaccine mandates.

    The self-styled People’s Convoy, estimated to span 30 miles, left traffic in a standstill along the 64-mile Beltway after it departed from the Hagerstown Speedway in Maryland.

    1. Sadly, this protest will get memory holed by the MSM, as everything is focused on Ukraine now.

    2. It’s not making much of an impact there, at least not yet. The Beltway is at low volume on Sundays and it easily handled the extra trucks. Maybe it will make a few waves during rush hour, but there isn’t any “chaos” at all.

I live in a northern climate, not quite as cold as those you mentioned, and I realized halfway through life, that you must embrace the cold to live here: dark beers, ice skating, outdoor activities, indoor dining, winter cabins, snow blowers, ice fishing, snow pants, warm winter clothes.   25. Looks like whoever inherited the neighbor’s house (he died the week after Thanksgiving) are preparing it for sale. Earlier in the week some one came to remove the staircase chair thingy, and a carpet cleaning van pulled up on Friday. At least on the outside he kept the house in good shape, though I have no idea about the interior. It has been unoccupied since he passed away. I am very curious about how much they will ask.

    I’ve actually noticed this. It seems like a lot of sellers just don’t want to repair their homes and want to cash out and find something else that is newer. The problem is that no one with a brain will pay for those properties. The second problem is that a lot of people don’t have brains and over pay for those properties.
    My husband was laughing the other day because he was on Next Door and nobody had anything nice to say about the people moving to Florida. They aren’t setting themselves up for what they think they are.

    Highest (Chevron) $5.70/gal. I paid $5.50 at a Union Oil station. These prices really hurt in a place like L.A. where everybody has to put miles in everyday just to survive.

    Nobody said waning, when when you know, oh this vaccine’s going to work. Oh well, maybe it’ll work – (laughs) it’ll wear off.

    Nobody said what if the next variant doesn’t, it doesn’t, it’s not as potent against the next variant.

    There’s a whole lot to unpack here.

    1. Walensky has no understanding of respiratory viruses or the long history of failed attempts to make vaccines for cold viruses like rhinovirus, RSV and coronavirus.

    2. She refuses to admit her own wrongdoings or take any responsibility and instead passes her failures off onto “all of us” because “we” had “perhaps too little caution and too much optimism.”

    3. Rather than acknowledge the skeptics who predicted these rushed covid “vaccines” wouldn’t work as promised, she just acts like they don’t exist.

    4. She’s finally admitting the “miracle” vaccines she relentlessly shilled no longer work.

    5. She heard the news of the vax being “95% effective” from CNN and (6.) she actually believed it.

  31. The mRNA providers promised promised that the jab would turn our bodies into “vaccine factories”, and that eventually all vaccines would be replaced with mRNA jabs.

    I don’t know if it will be available this fall, but if it is I expect healthcare “providers” to cajole us into getting the mRNA flu jab.
